Can landlords renew your tenancy month by month?

this is legal & normal for a landlord/tenant relationship after the initial year lease is up. Then you are on a month to month & the same 30 day notice rule applies if you want to leave or your landlord wants you to leave...

It's normal. After you have fulfilled your original lease many landlords do not require a new lease. After the lease expires you are on a month to month basis. The advantages to you are you can give your 30 day notice to move at any time. The advantages to the landlord are that he can raise your rent at anytime or sell the property without giving you the opportunity to fulfill the remaining time on a lease. If possible I would talk to the landlord and ask him what his intentions are.

Yes this is quite normal and known as a Rolling Tenancy or Rolling Agreement. It means you are not tied into another 6 months and only have to give one month notice to leave - however on a second point - the Landlord is still legally obligated under the Housing Act to give you 2 months notice in writing, not one month as some have suggested.

I believe they can if it initially told to you, and usually after the first year it goes to some sort of month to month basis your lease should state this.

Quite normal. We have completed our initial rental period and now the estate agent is out of the loop. We have set up a direct debit to pay the rent direct to the landlord and have a monthly renewable lease, which means either party can terminate at a months notice.

Yes the landlord can do this.
Do you have to accept it?
No, you do not. You can give 30 days notice and move out once the term of the lease is up.
If you want a longer lease term such as 1 year talk to the landlord. I would never want to worry every month that the landlord may ask me to leave. I would move out now but if you have no worry about this or you might want to move within the near future it should work out for you.

well...if they're not making you pay more, that sounds fine. Usually, if you want a month-to-month, you have to pay a little extra rent.

So if this means you want to randomly get a job teaching English in Morocco or something, or fall madly in love with a rich Italian, you won't get a penalty for moving out as long as you give thirty days notice!

Yes it is possible - if you are unsure about it all, ask for a letter confirming the situation which will cover you if you have a problem.

I have heard of this happening before. Usually when this is happening, its because the landlord is either trying to unload the property or the tenants are unreliable and it protects the landlord-so they would not have to pay the tenant to leave before the contracts would have ended/ or if they want to evict the tenant.

It's called "tenant at will" Look it up and see if you're ok with it. It's very common. Basically, either party can end the rental agreement by giving 1 month's notice. Not dodgy at all, but if you want some peace of mind that you won't have to leave on short notice, sign a lease there or elsewhere.

Once your lease expires it automatically becomes a month-to-month tenancy and you become a tenant at will. This is normal, if your LL doesn't want to sign another lease for a year and has chosen to keep you only month to month then it would set off a red flag to me it means they can terminate whenever with 30 days written notice, which means if it's a house they might be looking to sell or stop renting it out, if it's an apartment/flat then I wouldn't worry too much. It's perfectly legal and not at all unusual. Gives you flexibility too if you decide in the next month you want to move then you're not breaking a contract in order to do so and all you have to provide is 30 days written notice.

It all depends on how you choose to look at it.
