Can maintenance be carried out in rented accommodation without 24 hours notice to enter property?
I wrote to my letting agent about 6 weeks ago concerning a large crack in my window. The crack in my window was there before I moved in. However, now it's getting to winter i wanted it fixed.
4 weeks on the window wasn't fixed... so 2 weeks ago my partner phoned up on my behalf to get it fixed. The letting agents said to him that we will be contacted concerning when it's being fixed. This did not happen.
So, when they turned up they couldn't get in to the room as I have had a lock put on it.
Can they enter the premises without informing me even though i requested the work to be taken out.

You requested them to enter, Since you requested it they can.

You violated your lease by changing a lock and not giving the landlord a key. It is not legal to bar the landlord from their own property.

You usually CAN'T change locks without giving the landlord copies of the key. Read your lease.

You asked for service (twice) and they (belatedly) tried to provide it. I think there was a miscommuncation.Re-schedule the repair. You do not have to be there when it is done.

I do not think anyone can enter the premises, when you are paying rent for it, Look at it this way if you had any valuables or money in your place, and it went missing, they would be the first to be sued, as they entered your paying property without permission. They must give written notification of date and approximate time, if available, so as you can make arrangements to be there. Do not think they would be stupid to open themselves to that predicament.

not 100% sure but i would think they should have notified you of a time or day that the work would be carried out. its not your fault you didn't wait at home for 6 wks for them to turn up.

You asked for a repair to be done so yes they can enter to carry out the work as you already know the work is to be done.
You should never add or change any locks without permission. You should ensure your agent or landlord has copies of any new keys.

One of the key features of a lease is exclusive possession. That means you can keep anyone out, including the landlord (or his workmen), as if you were the absolute owner. I'm afraid Rex is dead wrong when he says "It is not legal to bar the landlord from their own property".

You must give the landlord access for maintenance etc, but unless it is an absolute emergency he has to do this by arrangement with you. Just because you have requested some maintenance does not mean he can come in whenever he wants to do it.

Its not clear whether your lock is on the "outer" door of your flat or an inside door, but either way there is nothing specifically illegal about that. Of course your lease may specify that you should not have done it, and if the landlord is forced to break in because of an emergengy he would probably be within his rights to charge you for the damage. Even if you are allowed to do it I would suggest that it is good manners to give the landlord a key.

Generally they can only do so in the event of an emergency.

unless they have written permission to remove the lock they will be liable can you not just leave the key at a designated address ?
