 When people are married, is home ownership 50/50?
My husband and I bought a house 1 yr. ago, but the loan is in his name only. My name is on the deed, but somehow I feel like it is more his than ours....

Can mom be cosigner for home loan?
My husband and I are living in an apartment right now and are thinking of starting a family in a few years so we want to buy a condo. I do not work at the moment. My husband has only been at his job for 3 months. We make more then enough money to pay for everything because his job demands over time. Hes only 20 and has great credit but we talked to a lender and they said since he hasn't been at his job for a year they wont count all his over time. So I don't know if he will qualify for the loan himself because of our debt to income ratio even though the mortgage payment would be less then rent is right now.

I wanted to know if his mom could cosign with him even if she is not living there. She has goodish credit but I don't know about her debt to income ratio.

All this is new to us so I don't really understand any of it. Any help would be wonderful! Thank you! :-)
Additional Details
My husband and his mom are really close. And we are a tight family. We trust each other and are open about of finances. Shes helped up cosign for our cars and such before. And if we cant make a payment she wont mind helping us out for a bit, but has never happened. :-)

Hi Cozy,
As long as your Mother-inlaw has very good credit she can co-sign for the loan.But you should know that if something happen and you and your husband ever get a divorce your out in the cold because your name isn't on your house loan. You may want to think about this,because you really don't know what will happen in the future My Friend. I wish you luck and happiness.

anyone with good credit can cosign, but remember if you default its her responsibility

She can certainly offer to. Her credit will figure into it as well, as she will be volunteering to share responsibility for the loan by signing.

Yes. You can get anyone to co-sign as long as they qualify.

If she has good credit she can cosign, but all of the experts will tell her not too. When you start your family, then come back and visit this issue, things will look much different then. Good luck with whatever happens.

Yes his mom can cosign. I had my dad cosign for me on my condo loan. Make sure your condo has more than enough room to raise a family and maybe a yard. I am stuck in a 1 bedroom condo on the second floor with my husband and our 1 year old son. I bought the place while I was single and now with the market, we can't get what we want for it.

Yes, his mom can. However, if I were her financial advisor, I would advise her not to do it this way. There are better ways to protect your mom in law, and for you to achieve your goal of owning a house. Ask your mom in law to seek the advice of an experienced attorney/ financial advisor.

It is a possibility they would accept her as a co-signer. It will depend on her rating, debt-income ratio and her collateral. After all she is signing saying in the event you do not pay she will.

Before you give up, talk to a few more lenders. You should shop around. Talk to them about options, different types of loans, earnest money, 100% financing, etc... even buying on contract which can help remove the co-signer sometimes!

You might even visit some real estate websites and look through their financing advice.

Yes she can as long as she has the credit to back it up she can sign. My dad co-signed for my niece and my sister for her daughter....so yes it doesn't really matter the debt to income ratio as much as credit score and job security. If your mom has been at her job awhile and has good credit and is willing to co-sign good luck go for just make sure you don't get in way over your head since mom will be stuck with the loan if you are unable to pay it.

In today's mortgage environment, rules change almost daily. I suggest you contact your mortgage lender for this information. Also, sit down with them and have them explain it all to you. You dont have to be an expert but you should have a basic understanding of all this.
