I broke lease 2 months before the lease was up. A week after moving out, the apartment was rented to new tenants. My rent was paid in full up through the time I was living in the apartment. Contract states 2 months rent and $200 for breaking lease. But since the apartment was rented, is it legal for them to collect double rent on the property? This punishment seems extreme since they apartment was only vacant for a week. The state is Kentucky. |

Yes they can! Does your lease say anything about you not having to pay if they rent it? Well then, theres your answer! You broke your lease, you have to pay! You gave them the option to rent it early, so they did! Stop breaking leases and you won't have that problem! |

Yes, you broke the lease. you need to read what you signed, it will most likely state the penalties of breaking the lease.
doesn't matter if it was immediately rented. You broke the lease and in a lot of cases You are even responsible for the amount of months you signed the lease for, plus the penalty. So beings your penalty is only 200.00 you need to just pay it. |

That is legal because the money collected was NOT rent it was a lease break fee EQUAL to 2 months rent. This is pretty standard. Most leases have a hefty lease break fee because you are breaking a legally binding contract and have to pay the penalties.
It does not matter how long the unit was empty - you still broke your lease. PERIOD! |

You would have to check the laws in your state but I don't think they can. If the unit remained empty then yes you are required to pay the remaining months on your lease and the fee to break it. If you are liable I bet you learn a lesson not to break a lease again! |
