I am planning on moving into a new apartment and am a full-time student so my parents are going to co-sign with me. I have excellent rental history, good credit, and my parents income is more than sufficient to cover my rent.
They are now asking to see verification that my parent's have fully paid off their house. Are they within their rights to ask to see documention of this or are they crossing the line? |

That should show up on their credit report. When your parents co-sign they need to give their credit report, the landlord should be able to figure it out.
They are just trying to take the easy way to figure out if they can pay your rent and their mortgage too. |

That's an unusual request. Perhaps there is something strange (that you don't know about) on your parent's credit report that prompted further inquiry.
As a side note, I never had to cosign for my son's apartments when he was in college. |

If your parents are co-signing your loan the landlord can run their credit history which will show whether or not they owe a mortgage. They probably just want to know that your parents can afford to cover your rent if you do not pay it.
If they want anything more than the credit report I woud say move on to another apartment.
Anytime you feel uncomfortable with giving out personal info do not give it out.
Any landlord who makes you feel this way will be a pain in the butt landlord, one you are better staying away from. |

I would ask why that particular information is necessary and if it isn't, then you don't need to provide it. Should they say something like it's their Policy to request such documents, then I would ask where that is stated in your rental application, in black and white. Where I live, generally you need a credit check and that's a fee paid, the rental application that would show you make enough to pay the rent, ie length of employment and that's about it. As for your parents being co-signer on the agreement, they can only ask for the same type of information and nothing more, not tax returns and such documents that are not part of the normal rental requirements. Laws very from state to state, and policies from rental companies that manage some complexes make it seem as if you must have AAA credit ratings and a spotless record in order to rent there. Ultimately they lose money on empty units and mostly they know you can always go elsewhere. |

NO. That has nothing to do with the apartment. Unless there are some questionable items on your parent's credit report, they are not within their rights to ask that. If the Landlord is starting off like this (prying already?), you may want to consider renting another apartment. I wouldn't answer until they could provide a logical explanation. |
