What are the present terms on your lease? Is there an occupancy restriction ? Before you sign understand. Then make up your mind if it is worth having your girl friend shack up with you. |

Read the lease. Does it require notification to them of anyone that moves in? Does it even allow it without permission (I don't). Does it allow sub-letting?
I don't allow any adult residents unless they are fully checked-out and on the lease. I want to be able to sue as many people as possible if it comes to that.
But you are right to be careful about tying yourself to some shack-up babe as many of the problems here come from a couple of people playing house and not thinking of the responsibilities involved. |

Well, my parent's are landlords. They rent apartments to people. The buildings that are rented are a beach house, three family, and one family. On the lease, it's stated that only the people on the lease can 'live' there. Basically, if she stays over a few nights a month it probably wouldn't be a problem. However, if she's going to be living there with you she needs to be on the lease. |

Just remember that if you don't tell and they find out, you have broken the terms of your lease and can be evicted. However, if you do tell them, they may require that she be on the lease. |

You cannot do that! It is illegal! All tenants must be screened by the landlord and be on the lease. If you have her illegally move in, she will be an un authorized tenant. In that case the landlord can evict both of you!
NEVER lie to your landlord- it never works in your favor and sometimes is punishable by law. |

In all fairness, your landlord should approve your girlfriend for staying in the property. You can still be on the only one on the lease but she needs to be put down as an occupant.
If your landlord discovers that she is living there and he or she has not given his or her permission for her to stay, then YOU are in breach of contract and will suffer the consequences. Meaning, you will be kicked out of the house and you will not get back your security deposit.
What's the big deal about telling that she is going to be living there if you choose to not put her down as financially responsible? If I were the agent renting the property to you, I would advise the landlord against renting to you. |

Most leases will have a clause that state you may not have a guest stay over for more that 7 nights within a yearly time. If you GF is not on the lease..she would be considered a "guest". |

Check out the place. Are there limited or assigned parking spaces. How nosey are the neighbors and maintenance men? Did they lease office take down you car information. Is your apt right next to the lease office. If your answer is no. Then your probably not going to get caught. If yes, then you'd better tell them or just have her stay over for extended periods of time and have her go home every once in a while. |
