No, you cannot put property directly in her name. You could title it into a trust that names her as beneficiary. See an estate lawyer. |

No. Even if you’re not getting a loan, a buyer still needs to be of legal age (18 or emancipated) to enter into a contract to purchase a home.
If you’re trying to protect the home from some issues you’re facing or could face in the future, visit an attorney to discuss setting up a trust to own the home. |

A minor cannot enter into a legal contract.
Purchasing real estate is a legal contract.
She can't do it. |

why would your "infant daughter" need to purchase real estate? |

No a child can not by themselves, but their guardian can with their money.
A child can not enter a contract, be persecuted if they fail to pay property tax, sign an insurance policy or manage their affairs.
If the child is living off of a trust a home can be purchased for them by their guardian, in a trust until they are old enough to manage on their own. |

Probably yes she can. But if you are thinking that buying it in her name will avoid taxes on something like renting it out, it won't - see the laws on "kiddie tax". |

your infant has cash? why would you make your infant pay instead of you -_-.. i didnt even know they could 0.o |

by law, she cannot because she is a minor. The reason is because she can legally drop contracts whenever she wants because she is not old enough. But in a contract, she can still keep it if she wants to continue the agreements? See how its unfair? If you want to have her name on a piece of real estate, she has to be behind someone else, such as you, or someone else 18 and older. |

yes she can. |

You certainly seem to have all the answers already, don't you? Children cannot hold title to property. If you want you can see an attorney about putting the house into a trust in her name, but it will not be hers until she comes of age. I hope that is what you are thinking. If you are thinking you can use her SSN and name because you don't have any credit then that is identity fraud and punishable under the law. |

How in the world can she do that when she has no money and she is a minor? There are laws that no one is allowed to purchase real estate without any credit and not an adult. I am impressed with your infant daughter. Having so much money at such a young age. She will be a millionaire by the time she reaches adulthood. |

I suppose -- money talks. Very odd though -- why don't you put that "cash" in a better investment. Then she can buy an even BIGGER house when she actually needs one. |
