Can my land lord automatically warn us that if we put Christmas lights on, she'll raise our rent money?!?
She always tries to find reasons to raise the rent money, but she crossed the line with the warning, that if we put up Christmas lights, or a Christmas Tree w/ Lights, she'll raise the rent!?

The contract says we only have to pay $900.00/monthly
and shes threatening to raise it for any little reason.
My cousin cant even come to visit for his Vacations [2-3 weeks] withought her threatening that she gonna raise the rent again!..

She can't, but if she is going to have to foot the bill you should pay her the differance. It cost about $3 a evening to light up an average house.

She can legally remove the lights from the outside of her house without your consent, not that she would, but she has the legal right.

If you're in an all-bills-paid, then yes and no. If you go above an 'expected' amount (that doesn't really have a definition) of electric usage then they can charge you for that extra usage.

Think about if you were renting a place to someone and they were using a ton of electricity for their Christmas lights. Sure you might allow it but you'd want them to help pay for those lights right?

READ the lease. She can't change terms of lease during the lease. No lease, she has to give 30 days advance notice of any change. Assume she, not you, pays electric bills. She could have a case with outside Christmas lights, but not with an indoor tree with lights. Suggest you give notice and get out of there as soon as lease ends.

Is your electric included in your rent? Perhaps she is miserly thinking that if you put up lights and a tree with lights the bill will shoot thru the roof? If you have the electric in your own name, she sounds very nitpicky and odd to me, and I would wonder why she would do this? Sounds like you have a wonderful landlord! ugh!

Check your lease.

Are you on a month-to-month lease? If so, she can raise your rent at any time for any reason. (Well, except in certain rent-control areas.)

If you're on a yearly lease, then she probably can't raise your rent until the lease is up. However, check the lease. Does it say something like if you put up lights, she can raise the rent? Or is there a cap on the monthy electrical bills she's agreed to pay, with you responsible for the remainder? If there's something like that in there, then she could be able to pass through the extra expense.

However, also check your lease to see if you're permitted to put up external lights. It's possible that any exterior modifications, temporary or permanent, have to be approved in advance. That wouldn't specifically affect your monthly rent, but if you violated that provision, you could be violating the terms of your lease.

It really all comes down to the lease. And most likely, it comes down to whether you're on a month-to-month lease or a longer-term one. (A landlord cannot just decide to raise the rent during the term of a valid lease.)

Most likely she can NOT raise your rent. But she may be able to evict you if you put put lights up on her property without her prior permission. Read your lease carefully.

If you pay your own utilities she doesn't have a leg to stand on. If you have a rental agreement that includes her paying the utilities then yes she can increase it.

My daughter lived in an apt.that included her utilities and in the summer they had to pay an additional $30. each per month if they used an air conditioner and that was for each unit used so if you used 2 it was $60. because the amount the landlord had to pay was more.

If you have a fixed term lease, she cannot raise the rent during the lease term. If you are on a month-to-month tenancy, she can raise the rent whenever she wants.

Read your lease and see what it says about occupancy and overnight visitors. The landlord usually reserves the right to start charging additional rent if visitors stay longer than a certain number of days.

If she is paying for the electricity, then the matter of the lights could get complicated. Presumably she has certain expectations regarding your electricity usage and how much it should cost. These expectations should also be spelled out in writing so you will know if you are using too much electricity. She can also have a clause (although it's not very common) that prevents you from making any alteration whatsoever to the outside appearance of the house, including lights.

Check your rental agreement. If you are still under a lease and not month to month then typically your rent cannot be raised while under the terms of the lease. Your state should have a website that speaks to renters rights. These sights talk about unfair rental practices, returns on deposits, arbitration and mediation.

I don't understand what grounds there is for a monetary consequence for putting up lights and or a tree unless your rent includes utilities.

Unless she is paying for power, then that is not legal. Even if she is paying for power, it should be a temporary power increase.

In most states, constant rent increases are illegal. If you are on a lease, she cannot raise the rent at all in the initial lease term. If you are not on a lease she needs to be giving you 30 days notice of any increases.

Most leases state no guests for more than X # of days in a1 month period or they look like another tenant and will be charged accordingly. Your cousin staying for 2-3 weeks looks like someone else moving in, and it is perfectly legal to raise the rent for an additional tenant.

It sounds like you guys have a communication issue. I'm sure if you notified her ahead of time of the cousins visit and that it was temporary, that she would have been more reasonable.
