The landlord can ask you for whatever he wants to break your lease. Perfectly legal. What's not legal is breaking a lease.

assuming this is USA, even though you have a legal binding contract, if you breach the lease the landlord the non-breaching party has a legal duty to mitigate their damage meaning they must try and re-rent the unit before charging you the remainder of rent

now without reading your lease, nor knowing what state or even city codes you may want a local lawyer to review the lease to see if there is some type of out

Usually in the lease it says when the lease payments are due. I have never seen one that wanted 5 months at a time.If he wants to break the lease he can just have you sign a termination of lease agreement but can't ask you to pay for something you don't owe. Read you agreement very carefully. That is where you will find all your answers that are legal and binding.

Depends on the state where you are located, you may want to explore a consultation with a real estate attorney if you desire to relocate prior to the ending of your lease. It may save you $$$ and grief.

Some states/cities may have a legal hotline that can also assist you.

It depends on what your lease states. If you have five months left in the lease and you are breaking it without legal cause, then yes, he can demand the money and if you don't pay, he can attach it to your credit which will drag your scores way down, and he can sue you in court, and will most likley win. If you have just cause as to why you are breaking the lease, most states will help you, but the reason has to be justifiable, such as being relocated with your job, an illness in your immidiate family that id forcing you to relocate, or poor living conditions that the landlors is not attending to that you would have to prove, such as faulty electric/plumbing, mold, etc. Good Luck.

Yep, but you can take a chance and sub-lease it. Also look at your leasing agreement. Sometimes breaking a lease can be more expensive that the actually paying for the rest of the lease.

why not? he doesn't have to allow you to break the lease at all. Try to negotiate it down, and see if he'll take a couple of months upfront, all at once.

Yes if there are still 5 months left on your lease then he can make you pay off the remaining time of your lease. Most apartments run that way. If I were to leave mine now I would have to pay for my last two mo. Pretty common.
