Christopher | Can my landlord charge security deposits exceeding 150% of the rent amount? |
I'm moving to Arizona and the lease indicates that before I move in I have to give them certified funds that cover Security Cleaning Pro-rated June July rent and last months rent. On the lease it clearly states that the landlord can not charge security deposits and prepaid rent in excess of 150% of the rent and that is clearly the case her. The real-estate agent is blowing the whole thing off and I'm afraid they will turn down my offer should I challenge the issue more. I'm I wrong here, what is my recourse? |

Check out AZ LL/tenant law, particularly limits on security and other deposits.
Find another real estate agent, as this one isn't even trying to represent YOU. |

AZ laws do not consider a "cleaning" deposit to be part of your security deposit. However, they DO consider prepaid rent to be part of a security deposit.
What is your lease term? July to July? If so, then paying June & July upfront is just fine. Paying your last month's rent is also legal, as long as any additional payments are 50% or less of your rent.
