My landlords in the past (I've had three) always let me when & why they need to come in so I'm aware. They do need to come in to do regular maintenance on certain things or repair something you brought to their attention. Technically they can show up whenever they want, especially if you owe rent. But I've been lucky as far as having considerate landlords that don't just show up unannounced. |

In the USA the landlord must give advance written notice before entering the dwelling, except in case of an emergency. However, if you request any repairs or maintenance, that implies your consent for him to enter to address the repair and no further notice is required if it is addressed promptly. |

ABSOLUTELY NOT. READ your lease.
Unless it's an emergency--left water running and bathtub overflowing, electric wire down, etc., LL MUST give notice, usually 14 hours before coming inside. Must be reasonable. LL has right to regularly inspect rented premises, annually or semi-annually. Other than the regular inspections, he must have reason for coming in and give advance notice. A reason is rodent or roach infestation, complaint from other tenants, visible problems.
If you're just month to month tenants, same rules, but no written lease. If you're having problem then you need to put LL on notice that you request 24-48 hours advance notice before he comes in your unit. This is in accord with lease or state LL/tenant regulations. |

Well kind of, they can come in anytime the want as long as they gave you 24 hrs notice. This does not have to be in writing. Verbal or a phone message is fine as long as they let you know.
They can come in without any notice if it is an emergency. |

Definitely not!!! He must give at least 24 hours notice and visit at a reasonable time (ie, not 7am or late evening. You have a legal right to enjoy the property without interferance. Many landlords put a clause in their lease saying that if you are 14 days late with your rent they have the right of access - under the law they do not. That part of the lease cannot be acted on. It is a try on. If a landlord does not give you notice and walks in without your permission, he is trespassing. |
