Can my landlord do this ?
my landlord wants us to pay half of the bills of the first guy she had to come out to spray and the company she has now that comes out to spray the thing is we never signed a lease or anything and we have lived here a little over 2 years now i am worried she will kick us out or raise the rent can she do this and please only serious replies and we are very worried about this oh i live in tennessee thanks to all who take to answer my question

Unless you are insisting that she spray more frequently then every 8 weeks she can not charge you for this. Landlords have to spray the outside of their properties (never the inside) every 8 weeks if there is an issue.

If you are the cause of the bugs and I guess roaches, most of the answers given are wrong.
Serve upon you a notice to pay for repairs.
Cost added to next months rent.
I have never seen a law that requires me to spray the outside within time limits.
Since you are month to month, in Arizona I could serve you a 30 day notice to move.
If you are causing roaches, a five day Health and Safety Notice.

i would say she is legally obligated to keep the common ways and the interior of the building rodent free and bug free.
buy you have to use common sense too, don't leave food around and keep your portion of the yard clean as well as the interior of your home clean.

First question: Do you rent a single family dwelling or live in a multi-family dwelling?

If you live in a single family dwelling, you are lucky she is only asking for half. I rent a house out - I provide mouse prevention/traps because the house is in the country. I know there are no roaches or other such pests when they move in - I expect there to be none when they move out. I would ask for ALL of it to be paid in this situation or deduct it from the deposit.

However, in a multi-family dwelling, even a duplex, the landlord usually provides the service because it is difficult to know who started the problem and every unit must be sprayed.

The other thing - if the guy is someone she hired to do a monthly spray (or yearly, whatever) AND you never agreed to the service - I would say so. What is the guy spraying for? As long as you have no bugs like roaches in the house you should be fine - and if it is something like termite prevention, that is maintenance & she should cover it.

That said, you can try to talk to her. She can give you a 30 day notice to move or raise your rent - and honestly, if she hasn't raised it in 2 years, this is probably coming soon anyway.

This may be a good reason for you to consider moving; even buying your own home. The landlord does not have a legal right to bill you for something you don't want and didn't order.
Real life is messier than the law. If you like the place and want to stay, it is not worth the fight over this one bill.

She can ask you to pay it, legally I don't think you have to.

But can she kick you out or raise your rent? Well, you are a month-to-month tenant which means that will proper notice (30 days) she can raise your rent or evict you. And this really has nothing to do with the bills she wants you to pay. It's her right to do as a landlord at any time since you don't have a signed lease.

You're really in a Catch 22 situation here. Regardless of whether or not the landlord can require you to pay those bills she can accomplish the same thing by raising your rent.

You say you "never signed a lease or anything". That just means the state has a default rental agreement for you and that's always a generic month-to-month agreement. In other words, she can raise your rent for any reason just by giving you one month's notice.

I certainly sympathize with your outrage over paying someone else's expenses but, as you can see, there's nothing you can really do to prevent the landlord from getting that money one way or the other. Sorry.

You have no written lease or agreement. She cannot legally require you to pay. However, since you have no written agreement, you are considered a month to month tenant. She can raise the rent (with proper notice) and in fact she can demand that you vacate (with proper notice). If you wish to continue staying there, you might ask that a lease be written up.

yes the landlord can ask you to pay, sure. Make you pay, no unless it is in the lease. Raise the rent or evict you, yep. No lease means she can give you a notice to raise the rent or a 30 day to move.
