Can my landlord evict me?
I have been living here for 4 years. In that time I have bounced 3 cheques. Every time a cheque bounced, I advised the building manager before he heard it from the bank and provided a replacement cheque and paid the NSF fee. Can he still throw me out for having too many nsf's?

To clarify; the last time I bounced a cheque was over a year ago. I have made changes in my bookkeeping practices. Based on some of the answers I'm starting to think that since he's not evicted me yet, he would have shaky legal grounds to do so now.

I think your question is "Can he still throw me out for having too many nsf's?" The answer is no, if you pay the nsf and the fees and the landlord accepts it.
If on the other hand you write an nsf, and before you cure it, most states allow the landlord to give you a 3 day notice to vacate for non payment.
I'd be more concern about renewal time and making sure my checks don't bounce.

Yes, you can be evicted. You do realize that people go through an entire life time without bouncing even 1 check.

Did you go ahead and write the checks to appear to be on time knowing you could cover it in a few days?

leases are renewed yearly. If your problem was that you didn't have the money on time you should have told your landlord and they could have noted your account or set your lease at a different start date. NSF's are a serious matter, and, it ruins your credit. Your landlord could have turned you in and you'd have had to pay treble damages, but he was reasonable so don't do it again. Since the landlord has been reasonable so far (don't take advantage of him), and if he wanted you out of there he would have advised you he was not renewing your lease. (or by the grapevine you would find that your apartment is up for rent without them telling you). Could he evict you, it's up to him and up to the law in your state. Usually the rule of thumb for landlords is if you gave an NSF check then from there on you would be required to pay cash and on time. Remember that this landlord will be the reference for your next apartment, so they may be sensitive and not approve you, or they (the new landlords) may require you to pay cash monthly or evict you.

Depends in what state you live in. Evictions are last resort options, they will not evict if you have a history of paying, even if late. Renting is a business as well, losing business over a little catastrophe does not make good business, on-going business does.

There is laws in place that no landlord can just evict someone. If you replaced those checks then you have nothing to worry about. But if you don't you are still protected under the law.The landlord has so many days to evict you and I believe its a month before they can seek action. But the laws vary in different state.

Landlords have many more rights than tenants. If he wants you out of there, he'll find a reason. If it's a matter of eviction, that would indicate a breach of the lease on your part. You'll have to read the fine print on the contract you signed when you moved in. If you are on a month-to-month basis, the landlord can kick you out at any time. Or if you are on a lease, he can wait until the lease is up and choose not to renew it. If you are still under lease, ask if you can at least live out the remainder of the lease and ask for a good reference. You can even offer to pay the rent with a money order which will save him trouble.
