Yes, your landlord has every right to go into HIS place, even though you are renting. You can opt to be there when the plumber is there, but the landlord can access your place any time they want. They should notify you before they enter your place. Check your lease out. |

Hi, yes you have rights, but so does the Landlord. If there is an emergency the owner has the right to protect his property. It comes down to local custom and what is determined to be reasonable. If water was running out of your unit at 2 in the morning, you bet, the plumber can come in a stop it as that would harm the property. An appointment to have the second toilet unstopped, and if you can't be home, but the plumber can't come for another two weeks, that';s reasonable for it to be repaired in a timely manner. Fixing the second toilet at 2 in the morning is not reasonable.
Feel lucky you have a landlord who wants to get in and fix things! So, hide your dope, your toys under the bed and clean up the bathtub, lol, don't make a big deal of it with them or they won't be so accomadating when you really need them. Maybe what's really wrong is how you were told, not what you were told, sluff it off and go on. Again, feel lucky you have a landlord willing to fix things!
Most communities have a Board of Realtors or a Rental Authority and usually they have small booklets that explain tennants and landlord rights, you need to find one and read that to understand really who can do what, when. It will explain what rights you have, like quiet enjoyment of the premises. Good Luck! B |

Unfortunately, you haven't much choice. The landlord does not have to work around your schedule in order for repairs to be done. I'm sure it's all spelled out in your lease. |

In most states, a 24 hour advance notice is required to enter the property. You have the option of being there, but you cannot DEMAND that you be there. As long as the appropriate notice was tendered to you, they are allowed to enter the premises, whether you are there or not. |

Your landlord has the right to enter with reasonable notice, or to send repair people. Why is the plumber coming? if they are repairing something in your unit then you really have no cause to refuse them. My only suggestion is to put anything valuable in a safe place. |

Yes. The landlord (and his contractors) retains the right to enter to maintain or make needed repairs.
Generally, the landlord (or his contractor) does not need your permission to enter and your presence is not required. All that is required is that he give you proper notice. In many states, verbal notice is acceptable.
If you want to be there, change your schedule.

True, If you lease the place they need to have your permission to enter. But if a pipe is busted and water threatens to damage that apartment or an adjacent apartment they might understandably go in. |
