Can my old landlady charge you for her time in getting their house ready for the next tenant?
I have been charged £12.50 an hour for time that she says she has spent preparing the house for the next tenant and taken it out of my deposit. Unless it was a large house and you left a mess, 23 hours sounds a little excessive, but yes, you can be charged for any cleaning that had to be done and probably the cleaning products to. I am a landlord and when my tenants move in, it's already clean. When they leave it has to be the same way or I have to pay someone to do it, because I can't. If I pay it comes out of their deposit. You should have done a walk through when you were done cleaning so you would have had time to make any corrections she pointed out

If the property hasnt been left in the same condition as it was when u moved in then yes they have every right.. However if u did leave the property as it was when u moved in it then definatly not!!! Hope that helps.

it isn't legal if you truly left the house in a good, clean condition. Renters should take note to photograph the premises on the day they leave to prove the condition. Almost every security deposit is somehow kept by the landlord, in almost every situation.

23 hours? I certainly would thump her for that. The trouble is, you have not taken photographs of the house after cleaning, have you? Is thre anyone who can vouch for you for the cleaning? Maximum 2 hours, people would normally not bother to take the matter further. But she is really taking liberties here.
Sorry, I don't know if it was legal or not. But I certainly would not let her get away with the 23 hours. Get advice from the Citizen Advice Bureau. She definitely was being very unreasonable.

i lost half of my money when i rented privatley for not cleaning to oven it was a total over sight on my behalf but there is nothing you can do as it will have been in your contract that the property should be left in good repair or they are able to charge and unfortunatley unless you took photos of the way you left it then its your word against theirs. although i would question the hours charged as it doesnt take 23hours to clean a house and if she employed a company to clean the property as most landladys do i would contact them direct to find out how many hours they actually did work then take it up with her with some proof of there hours worked if they dont tally up

Check you rental agreement. There should be a section that addresses how the security deposit is to be treated when your term is over.

Yes. 23 hours is a bit excessive though. In the future take pictures when you move in and when you move out. Make sure the pictures have dates on them.

Firstly did you have an inventory when you moved in ? If not the your landlady is on sticky ground, no pun intended. As there is no proof, from either of you.
Did you rent privately or through agent? If agent, then immediately put in writing that you dispute the amount and do not give permission for money to be deducted until dispute is sorted. If it is private let, write to her saying the same, and you would like a receipt for the work(you are entitled to this). Just mention that you will go to small claims court, if she deducts this large amount.
If you deposit is held in a scheme (post April 06) then you need to contact them with dispute.
You do need to put it in writing, if you get no joy, go to your local CAB who will help you. Do not let her get away with this 23 hrs is scandalous.
