It sounds to me that he don't want to see you go because i'm sure your a good tenant. You can't force him to give a referral, there is no law to say he has to. I would say if he's not going to be any help to you in finding another place, I would suggest that the next place you try, bring any rent receipts showing how you pay your rent on time, and if they ask for your landlords referral just tell the truth that he's not responding to any phone calls. Let them wonder why, because they going to see you were a good tenant and that maybe he's just to lazy to get back to anyone. |

He probably doesn't want to loose you as renters! Go have a talk with him and see if he will type something up for you. Otherwise make copies of all the checks you've paid your rent with so you can show you paid on time and dependable and see if they will accept that. Good Luck! |

A landlord is under no obligation whatsoever to provide any referral to a future potential landlord. It's purely the decision of the landlord. I don't know why he would not give you a referral, but he is not required to do so. |

I am sure none of them will ask
for a referral from your landlord.

Can you think of anything in the past that you have done to upset him? Maybe he is just unhappy that he is going to lose good tenants. The best thing to do would be to ask him if there is a problem. Just keep trying to call. Good luck. |

Unfortunately he can if he chooses. But.........get yourself a prepay cell phone and list that as your referral number, so when they call........... you will answer it and give yourself an (EXCELLENT) referral!!!
Also works for old employers on job references. -

He might want to keep you as a tenant! Make sure you are doing your best to contact him. Request a referral letter from him by certified mail w/ signature to make sure he gets it. |

What a jerk!
But there's no reason why he should do this, you've been loyal tenants and now it's time for him to let go!
I'd suggest that you go pay him a personal visit. Also, speak to the people who you were trying to move in with and explain the situation, they might sympathize.
If it comes down to it, you could use employment references or even previous landlord references.

Yes, hes allowed to do it. But I think hes doing it to keep you from moving. You should probably try and track him down, or explain to the new home people your situation. |

He has the right. Do you really need his referral? Either somethings wrong with him, somethings wrong with you, or he doesn't want to lose you as a tenant.
If you've lived there for 5 years and he hasn't tried to kick you out, you must be good tenants. You need to corner this cat and get a straight answer. |

I do believe he can do this but only for a valid reason. If he doesn't have this reason as you claim then take him to court suing for the referral. |
