We will still be paying rent because our lease isn't up until March. The reason we won't be living at the single family cottage we've rented is because we just bought a house!
I know this is kind of a confusing question. Additional Details we notified them about a month ago that we were interested in placing a bid on a home that we fell in love with.
Just the other day he contacted my husband demanding the rest of the leases payments now. It didn't make any sense that he wouldn't wait until the normal pay period for the monthly payment. So that's how we came to the conclusion that he was going to rent out the house after we moved out. |

No, if your name is on the lease until March then you are responsible for that place. Have you told your Landlord because many require two months rent to break the lease? If you haven't out of courtesy you might want to tell him you’re leaving so that he can look after the place. More then likely he may want to rent the place to someone else, but not while your name is on the lease. The lease would have to be broken; maybe he will be nice enough to let you out for free. You never know. |

If you're still paying rent, they can't have someone else move into the place.
On the other hand, if he decides to let someone else move in (with your agreement), then he can't charge you for rent during the remainder of your lease once they move in, nor can he charge a lease break fee since he's the one who initiated breaking your lease. |

You have the right to keep the house vacant but why would you. Some utilities have minimum monthly payments, are you going to keep paying the water bill. If there is no advantage in keeping it why not let the owner make money. You could seek some reimbursement for him renting it but it would be voluntary on both your parts. What if someone broke in while it was empty and damaged the unit, are you prepared to pay for the damages? |

If you have a lease and are paying the rent they can't legally rent the house to someone else. However, depending on your lease, you may be able to sub-lease the house to someone else until the lease expires. |

You should contact the landlord to let them know that you are moving out. If they can or do rent it out, you will no longer owe the lease payment because they are not losing anything.
You may also want to volunteer to assist in finding a new tenant for the cottage as this will reduce your financial burden.

Not as long as you continue to pay rent under the lease. However, if you stopped paying rent when you moved out, the landlord would actually have a duty to mitigate their damages by seeking a new tenant. |

I agree with the majority, but first you must go over your lease agreement. I'm going to say that he can't rent it if you're still under lease. If you're still making the rent, it doesn't matter if you live there or not. If he's going to hold you to the lease then as long as you are paying the rent on time, he can't force you to pay up all at once. I would contact him and tell him that if he wants the opportunity to rent it out before March, then he needs to release you of your obligation. If not, he can't do much if you're paying. He can't make double money on the house. He needs to decide if he wants to let you out of it or if he wants the house to sit until March because whether or not you pay it or he re-rents it, he's not losing. You need to just talk to him about this. But like I said, go over your lease agreement, and check with the local real estate/renting laws where your at. But my opinion is that no he can't rent it while you are still under lease with him. He's just trying to make double the money. God, what's wrong with people? |

If you landlord rents the place out anytime before your lease ends in March you are no longer on the hook for paying any rent. Your landlord cant benefit from your moving. so he can't collect twice. Keep tabs on this just in case they rent it out before hand. |

yes, the landlord can and probably will rent out the house you are living in once you move out. that is why the landlord owns a rental, to rent it out
if you will be paying the rent until march he might not rent it until after march
if you plan to move out before march you should talk with your landlord about getting out of the lease. check your rental agreement, it may contain information on how to do that. it may suggest you give two weeks or a month's notice
or you might consult with the realtor helping you buy your house. maybe it can be set up so escrow won't close until march |
