Can someone please give me advice on buying a home?
I want to buy a house but it seems like EVERY paycheck goes straight to bills and rent, and the money that we do start to save goes to stupid stuff that always seems to come up just when we THINK we're getting ahead like.. replace breaks on car, change oil, sick kids (medicine) EVERYTHING. I guess I don't understand life. Is it better to just stop renting, buy a house and pay all the interest rates, or is renting better? I am so confused please HELP! We pay $365 a month in rent and if I found a house we could probably afford around $550 or $600 a month AT the MOST but only for owning a house, I wouldn't pay that much in rent! I am not sure how old you are or how much you have been able to save up to this point. Based on your comments I suspect you haven't been able to save much. Because of that, you absolutely should buy a house! Owning a home will give you so much equity in the long term. If you aren't able to stash away for retirement/education for kids etc, owning a home is the best way to invest your money with a practically guaranteed return.

The key is to buy in an area where you know property values will rise over time (not in the next 2 years but in the next 20)and to stay in that house for some time before trying to sell.

Some people say that the housing market is softening. It is, which makes it a prime time to buy as long as you expect to stay in that house for 5-7 years. If you believe you'll outgrow the house in less than 5 years, don't take the chance and wait for a better house.

It can be more expensive in the short term, but in the long run it is the best way you can invest in your own future retirement or your kids' education.

Now is not the time to buy a home if you are living paycheck to paycheck. The majority of the new foreclosures are people in your position. If you do not have at least 3-5 months of money saved related to covering the mortgage in case something catastrophic happens, you are setting yourself up for losing your home.

I would think you would need more money than that to put on a mortgage. I would guess you would need at least 900/month to buy an inexpensive home. That's what it is here when you add on taxes and insurance. I don't know where you live so I can't just guess. But, I would say, get a better job or get a second one. See a financial advisor and they can help you look at even the day to day expenses and how you could save to get that house.

you're joking...right? You're not in a position at this time to buy a house. Plus in the past few years houses have doubled, and because there were many companies providing loans to people like yourself (not enough income) those people who purchased the homes well their homes now are being repossessed and the loan companies now are going bankrupt. Normal RENT for a couple is about $1,000 to $1500 a month prior to planning to buy a home. Homes are so expensive now that they aren't cheaper than renting, so your thoughts on that are flawed. You didn't say your income but I suspect it's under $35,000. By the way, of the homes you're looking at (dreaming of) buying, have you saved your 20% down?

A person who buys a home for $139,000 should be earning that amount between them and their husband. I think there's a lot of poor info in the responses you got on Q&A.

Why not rent to own (lease to own)? That way you won't be throwing away your money if you decide to purchase the house. Given the flat real estate market I think you would find lots of sellers interested in this arrangement. See a realtor.

if someone will sign a lease in advance of you buying a home the bank takes that as income.added to your income.and will loan more on the money on the home.if you look theres individual people who will finance there homes to you.Good Luck ,its way best to own your on home

Yes, buying a house is the best thing you can do at this time. Shop for the best interest rate, and it depends on how much house you need as to your payments. I bought a house for $139,000.00 and my payments are $885.00/month.
