My landlord is nice and considerate and a super nice human being, I make certain that he is paid first.I appreciate being treated with respect and kindness in return in 12 years we have never had a problem we couldn't solve together. So............yes

yeah i think so... as long as he is nice and considerate but not too nice and a big push over and doesnt give someone a break for somethin such as paying rent late or somethin like that over and over again....

Yes, I am nice and considerate and a very sucessful Property Manager. It can be done you just have to tough when needed

If you don't pay the rent I will evict you as quickly as I legally can. If you don't take proper care of the property I will evict you as quickly as I legally can.

I will call professional repair people and have repairs done very quickly. I am open on weekends. I treat people with respect as I would like to be treated.

But if you let people talk you into waiting for rent you will not own the houses for long. Your mortgage companies will foreclose on you.

I am trying to give you advice here. I don't know if you call me nice and considerate or not.

Don't mistake professional with mean and inconsiderate. Just as I expect my tenants to pay me on time, I am expected to maintain the apartment and fix at cost to me anything that is not the tenants fault in a timely manner. I am also willing to work with tenants if they cannot pay their rent on time by setting up payment schedules and allowing less rent or no rent as long as I am repayed what I am owed in the future and I am given the courtesy of a notice and their reasons why. However, if I am not given notice, I also have no problems having tenents removed by authorities and getting any future wages garnished by the courts.

yeah. nice and considerate is a personality. just as long as you are firm on collecting the rent on time you will be ok. dont let niceness allow renters to go by because they spent all their money before they pay you.

Yeah- My landlord is the nicest lady..
And she cares when something in the building doesn`t work/ or gets broken.
But then again being an owner of a building you can`t always be nice- cause when the first of the month comes and the rent`s due. If they see your nice all the time= chances are they might use it against you.
If your a successful landlord-- good for you.

Of course, but I would recommend a background check and references on prospective renters, which they pay for and if they get the apartment, then you can either knock it off the first month's rent. Then, have a lease drawn up. If you don't want to pay a lawyer to draft the document for you, you can go to legalzoom.com and the site will walk you thru the process for drawing up a lease.

Always get first month's rent, last month's rent and a security deposit to cover damages.

You can be nice and considerate AND a good business person.

You simply have to make sure your tenant(s) understand that you're in business to profit and if they intend to circumvent that, you will have to take harsh action or your family will suffer and you won't allow that to happen. Most tenants will get the message....others won't.

Being nice and being a pushover are two different things. If by *nice* you mean that you let people walk all over you, then NO, being a landlord is a sure way to attract losers who will make you feel bad about their unfortunate circumstances, then you'll lose money because they'll stop paying rent and you'll feel too *bad* to kick them out.
If you want to invest in property but don't have much of a backbone, hire a property management company - they handle finding new tennants, evictions, repairs, etc - all you do is own the place and collect any profits not needed to run the place.

No! I had a decent landlord, fixed stuff and such and they he took off with me and my roommates money, It sucked big time!! watch out and if you pay a security deposit and nohting is broken by the end of your lease, make sure you do not!!! pay the last months rent in return for your deposit.
