Can we afford this loan for a home?
Ok, hears the deal. My husband makes about $60,000 a year and im a stay at home mom. I have no credit and he has not to good credit. His score is about 600. We want a house for about $150,000. Do you think we can get prequalified for a loan. We only have about $3000 the most for downpayment. Our rent is $775 a month, car payment $350 and about $500 for everything else for the month with about $500 to put in the bank. Do you think we can get prequalified for a loan of that size? YES! the general rule of buying a home (if you can afford it or not) is that generally you can afford a home 2 and a half times your total net income...if thats 60,000....then you're right on the money! congrats! Id suggest getting a fixed rate though. Dont fall for adjustable rate loans because it will mess you up in the long run,,,,,,although you dont have the biggest downpayment, i think the bank will realize you do have a substantial income coming in. They'll see you always paid yiour rent, You should be in good shape. Also try to see if you can knock the price of the house down a little bit. Give them an offer they cant refuse =] good luck!

Somebody might qualify you, but I wouldn't do it. It would be a mistake in my opinion. Your payment would be high. You should try to save up a bigger down-payment. Also don't forget you need cash for closing costs.

There's a lot of other factors at play here. Whats your lifestyle like? Where do you live and how expensive is the area? Plan to send the kids to private school or anything like that?

3000 is a very small down payment...almost not a factor. Then there's property tax, home owners insurance, things of that nature. Some communities have home owners association fee's that can get pretty high up there.

Bottom line is if you want it bad enough you can probably make it work. Someone will definitely give you a loan, but with your credit scores it probably won't be at the best rate. Either way best of luck with your decision.

Take your monthly payments including the new housing payment, divide by your monthly gross income. If it's over 38%, it's too high.

Monthly housing payments include Principle, Interest, Taxes , hazard Insurance, any HOA if it's a condo or PUD and with that little down Mortgage Insurance.

His military background should qualify him for a VA loan which would be good so you can keep your money and not have to come up with a down payment. You also can do 100% financing without paying PMI.

That is the route I would go.

However, with children and you not working, money is going to be tight. Without even getting out a calculator, I would say after you add taxes and insurance (rough estimate) you are looking at about $1000 per month.
