It looks like a nice home, it is hard to say how is priced in relation to the other homes in the area that are comparable.
One suggestion is remove the wall paper in the kitchen. Most homes now people see wallpaper as an issue that they do not want to deal with and most people are going to want to remove it. |

How can someone tell you if your house is worth the asking price without doing an appraisal and an inspection? It may be over priced or under priced. Realtors can only give you a price opinion and zillow is crap, where did your price come from? if you want fair market value for your home, spend $300-500 and have it appraised and then have it inspected. When was the last time you were under the house in the crawl space or in the attic? I find mold in the attic of about 20% of home, because someone did not hook up the bathroom vent correctly and they have been pumping steam into the attic. I find most homeowners think their house is worth more than it really is and most homeowner don't know what is wrong with their house. I inspected a 3 year old house last week that had a broken sewer line under the house and was dumping everthing under the house and the seller didn't know. I have inspected 4 year old roofs that have been installed wrong the list goes on. I have appraised homes that the selling price is $20K above appraised value. Have your home appraised and inspected, That way you will have no surprises. I kill deals all the time because the appraised value is below sales price or the home has major defects and problems. |

Did you ever hear the expression: “Does the person selling the fish holler “ROTTEN FISH FOR SALE!”? Of course not. .
The property you're interested in selling - in fact, any property - is ONLY worth what someone is willing to pay for it AND what you, the Seller, is willing to sell it for. Not one penny more.
You have (or should have) a pretty good idea what the other properties in that area are selling for AND what it takes to bring your property "up to snuff" (up to today's present, building code) for the municipality the property is located in.
It doesn't make any difference:
A] Ifyou have an appraisal for the property from the most well-known, honest appraiser in the world.
B] IF someone offers you an "oral offer" - [which isn't worth the paper its printed on].
There is an old axiom in real estate: YOU [the Seller] name the price - I/we [the potential Buyer] name the terms;
YOU [the Seller] name the terms - I/we [the potential Buyer] name the price;
TOGETHER, WE [the Seller & potential Buyer] can, or should be able to, make the deal.
Yes, there are or may be real estate brokers, agents, attorneys, consultants and others - including family members and friends - who may offer their advice and opinions. In the end, no one else's signatures appear "on the dotted line" except yours, as the Seller, AND the potential Buyer's [and, of course, the witness(es)].
At the very most, you'll sell that property. At the very least the answer you will or may get is a flat "NO" - without any explanation. [Other than in love and romance, "NO" never hurt anyone.] A side thought: "NO" might mean "not right now".
It doesn't mean the Buyer won't be in a much better frame of mind tomorrow, next week, next month, 3 months from now or even next year.
However, your property isn't the only poroperty for sale in that area, is it? Is your property fairly priced - in-line woth other properties in that neighborhood? If it isn't maybe you should consider a price adjustment?
Somewhere in the middle - with a counter-offer - could be "the crack in the door" all the parties need for continued negotiation.
At the beginning of one of my mentoring sessions, one of my mentors wrote the following in green, red and black felt-tipped markers on the whiteboard:

Some Will . Some Won't So What! NEXT!
If you have any doubts about any of the points I mentioned, it might not be a bad idea "to get your ducks lined-up" before you get into something WAAYYYY over your head. Call a real estate office and ask their opinion. Ask for “a comparable market analysis“. It doesn’t cost anything. IF you want “an appraisal”, YES THAT WILL COST MONEY!
