Most leases forbid it without the written permission of the landlord. This includes painting. And if the landlord allows it the improvements become his property without compensation to you.
If you redo the bathroom, it all stays. If you redo the kitchen the stove and fridge can go (if they aren't built-in). ALL fixed improvements become the property of the owner.

It's up to the landlord, but why would you want to spend time and money renovating something that isn't yours?

Why invest your money into someone else's property, thats insane, and down the road you could move out or get evicted, and get nothing back for what you put into that apartment, don't be crazy..Buy a house and do it up your way, and you will get something more out of it..

Are you the landlord or the Tenant? If your the tenant you need to ask the landlord for written premission...then all the renovations are his when you move out. you cannot remove them.

As a landlord I have specified that my tenants can not modify the premises. If they wanted to I would wan them to talk to me and explain what they would like and I would consider it. A key point is that you could be enhancing the value of the property. We are talking about more than painting.
