Yes you can sue, but collecting will be difficult. In court you will need pictures of all damages you are claiming. A judge will grant you a judgement, but again collectig it is next to impossible. Tenants that would do such a thing aren't likely to pay up. I hope your dad at least is holding a deposit that he does't have to return. |

a hole, some pee and painting (what was it like when he moved it) costs $4K? I think you will have a hard time proving that. Seems like you are trying to get some work done at the tenant's expense. |

You can sue anyone for anything. Whether or not it's kicked out of court, dismissed, or you lose, is a whole other story. |

If it was stated in the lease agreement that any damage beyond that of the deposit would be paid by tenant. My guess is you're SOL. |

you can hold his deposit and take him to court ,sue his for the balance of the money for repairs, keep receipts on all repairs and replacements in and on your property |

Yes, you can sue a tenant for any damages to the property caused by them.
Hopefully you have before pictures, pictures of the damages and receipts for all the work. Also, keep a section of that stinky carpet.
Collecting may be a different story, but in the interim, you will seriously affect the tenant's credit.

It depends on what was outlined in the lease - most leases explain the terms of the security deposit, if there was one, and explain what will happen if the property damage costs exceed the security deposit amount. If all of this wasn't clearly defined in the lease agreement, or if there was no lease, then I'm not sure what can be done. Either way he'll have to contact a lawyer, so it would probably be best to ask him or her this question! :o) |

Oh, stop exaggerating.
I have never paid $2,000 to get things moved from an ENTIRE packed house, so no way did it cost your Dad $4,000.
If your Dad paid that much to have a house painted and items removed, he either got ripped off or he is lying to you about what he paid.
You can get an entire sheet of Drywall for about $10.00.
Tell your Dad to get out of the business or find another contractor.
