 Are there any creditors that will lend money to a person with a low score...to buy a first property?
My credit isn't strong at all.....I can pay a mortgage...just don't have any money for a down payment....Help....


 Does anyone know of any fiance companies that would give 100% financing for a low credit score?

As a Realtor specializing in first time buyers I usually give a $50 gift card to Home Depot, Loews, or local hardware store. These buyers have usually spent most of their money just buying the property and don't have much left for fixing up. $50 is the least I spend. I've even given a stainless gas grill to a buyer who spent over $700K for a home. Another received a 100 gallon tank of heating oil, and another received a home warranty on their home worth over $300. When deciding what to spend I do take into consideration all my expenses during the transaction -- did I have to contribute cash toward closing costs or a repair to get the deal to completion? Most people think Realtors make a ton of money on each transaction-yes, we're paid a percentage but must share with the agency's owner, the other agent, and their owner. Out of my share comes all my expenses(car, phone, insurance, professional dues, MLS fees, lockboxes, gas, and the list goes on. . .)I have these expenses whether I sell a home or not.

Yes, it's usually something small....a gift card to a local restaurant or a gift basket. Ours gave us a Gift Card to Home Depot.....she already knew we had a lot of work to do.

in my area we give a basket of flowers or a basket of anything (tools, fragrances, food). If the buyers only knew you were buying them gifts with their own money I think they would prefer a "store card" gift to Home Depot.

the realtor gave me a bottle of wine in a gift basket, the mortgage lady a $25 gift card to home depot....i liked the home depot card better

It depends on the realtor and how well you know them. A gift card from a local resturant is the norm. Sometimes a gift basket, flowers or gift card from Lowes/Homedepot.

if you are a buyer in some states you can get cash back.

Generally upto 1.5% on used homes and 2.5% on new homes.
In some states they can only give a limited value gift.

I remember my parents got a nice salad bowl (wooden...it was the 70's), but I have moved three times, and I never got a gift from a Realtor. (Except the first time when my sister was my realtor, and she gave birth to my first nephew on the day of my closing).
