Closing on our house?
My husband and i are closing March 28th on our first home. We are very excited but we have had alot issues come up and have almost had to back out for one reason or another several times. Right now we rent a house that is falling apart. We have already inform our landlord that we will be out by April 1st.
My question is, Is it wise to start packing up our whole house in preperation of moving before we go to closing? What if something happens and we can't get the house? Can anyone tell me what to expect at closing? do i have anything to worry about? Please help!!!!
Additional Details
We are getting our inspection (that we are paying for) on Thursday. I don't know if we've gotten our final home loan "approval" or if they have orderded our appraisal..... no has told us.

If you are passed the inspection and the lending requirements phase, you should be OK. If something happens and you cannot close, you are going to have to find a place to live and fast.

I'd be packing, it can take MUCH longer than you expect, especially if you have children.

What to expect at closing? Signing your name. ALOT. Make sure you check the loan documents to make sure everything is as it should be. DOn't be afraid to ask questions, the title/escrow officer is there to make sure you understand everything.

Don't procrastinate packing! No matter how long you think it will take, it will take twice that or more. Even if there were a delay at closing, better to unpack a few things than to not be fully ready to go when you need to. As JD said, I'm sure everything will be fine. Congratulations!

Well usually by the time you get to closing everything should be settled. You can ask them for a paper stating all the costs associated with your loan and closing costs just a few days before closing. At closing you are really just looking over all your terms and costs and making sure they are all right and what you have agreed to. I'm sure everything will be fine!

You should be fine. One thing I would check out though, is whether you will walk away from the closing with keys to your house. Often you don't have the keys until the next business day. They will hold the keys until the paperwork is filed with the state/city offices.

This was a surprise to me as I had always moved in before closing on the houses I bought(One of the items I ask for in my offer.) My nephew just closed on a Friday and didn't have the keys until Monday. When my friend closed last week, I advised her to close on a Thursday. She did that and wound up with the key on Friday.

Remember that you can request the date for the closing. These business are working for you.

Good finance question! I know of an organization that gives up to $1500 to people to help them with their rent or mortgage. It's available in most US cities, I highly suggest you check it out.

A couple of questions: Have you received final approval your home loan? Has the home gone through an inspection? Has the loan company ordered the appraisal? If these things have not been done, I would be concerned that you have enough time to close escrow.

At closing expect to sighn allot of paperwork :).
I would go ahead and start packing out now. Don't woorry, if there were any problems the realator will call you right away. Relax and enjoy your first home.

Make sure that you comply with all the requirements from your lender and anything the closing company needs. But, remember that sometimes it is not just the buyer that has issues but the seller has issues as well and these may come to light in the title search.

Aside from those things you need to be packing and getting ready for that move. You will have a long week-end in which to move but moving is never easy unless you hire professional packers and movers.

where I live attorneys do the closing; most people don't even go anymore, they just sign a limited power-of-attorney document in advance
