nowadays, with the loan programs out there, you can buy a house with no money down. I've had customers purchase a $300,000 house with no money down, and their 1st payment was due two months after settlement. they were able to negotiate with the sellers, and have them pay all the closing costs.
if you're talking about a house with a purchase price of $3,000, then that will take some work. you can buy properties up for tax sale for that amount. or, government seized properties. but, a lot of investors buy HUD foreclosed homes for cheap prices, too. check out hud.gov, or this link below. |

You could buy a HUD house or a home that is in forecloseure. The thing about homes like that is they need A LOT OF WORK! So can you buy one? Yes. Can you live there? NO! Not without putting thousands of dollars into it! |

If you can find a list of foreclosed homes...it's a possibility. The bank will take the home and resell it for what is owed to them in taxes. These lists are hard to come by though. |
