Credit crunch and today's interest rate drop - when to buy a house?
I'm a first time buyer so for me, the more house prices come down the better. But I'm also worried about missing the boat - I don't want to wait and wait and then find that suddenly everyone is snapping up the cheap houses all of a sudden and the prices start rising again. Anyway have some inkling as to when I should start looking? Or is that the million dollar question? I think I'd have trouble getting a mortgage at the moment so next year would be best for me. WAIT. The problems have only just started. UK house prices will drop at least another 10% during next 12 months.

Banks have to get their acts together first after the Government bailout. The banks will also be acting much more sensibly in future.

No more 130% mortgages!
No more 5 or 6 times salary.
It will be back to 20% deposit and 3-4 times salary. So prices are still unaffordable until they drop more!

I remember the early 1990's crash. Prices went down 30% and stayed at the depressed level for 5+ years!

Best suggestion is to SAVE SAVE SAVE as you will need to get a good size deposit!

Keep an eye on prices in your area just in case I am wrong! Bet you I am not however......

During the recession which started in 1990 (I think) house prices were depressed for years. My daughter bought a house in 1997 and discovered during the sale that she was paying 38,500 for this house which cost 65,000 just before the crash!

I wouldn't think you have to rush . Look every day on www.rightmove for property that has come on in the last 24 hours. You can also check on property in a particular area that have been sold on this website. You will soon see if houses start selling.

any time is the right time to buy a house. Right now , mortgage rates are good and availability of homes is high. you need to speak with a loan officer now to get ready for an impending purchase. if there are any issues wth your credit or finances, an LO can help you get ready

You're right nobody knows the best time to buy, but I would say it's definitely not now!
Mortgages are going to be expensive for at least two years as the banks make borrowers pay for their own mistakes, and I am pretty sure that house prices will drop for at least two years, in fact I have stuck my neck out and said it could be as much as 6 years or more...

This is what I think would happen, suddenly people are going to start buying and the supply and demand will happen - pushing prices up.

I don't think you need to jump yet. The situation is not going to alter overnight, or in the next 12 months Save like hell for a deposit as the bldg socs/banks will want a substantial sum. The larger deposit you have the greater choice of deal you will get. I would think this time next year would be your best bet. Oct/Nov/Dec has always been a difficult period for estate agents. Springtime is when it picks up again. All you can do is be patient and monitor the market. Get mortgage brokers to do the leg work when the time comes. Ask for a 'letter of intent' from the lender who offers you the best deal. It's not binding but it carries weight with agents when you make the offer to purchase (sets you apart from the dreamers).

I'm in the same boat as you. I wanted to buy a new home two weeks ago, waited a bit to sort out my finances, and now we are in this big crisis. I've changed my mind on buying new because resale prices are now starting to drop. I also want to buy for a next-year move in, so I guess I'll be buying sometime in the summer. Hope it's the right decision, but we never really know for sure. My feeling is house prices will drop some more, but it will take some time for them to start raising up again. I think buying next year should be OK.
