DO realtors lie to get what they want from the buyer? Please be straight with me. I feel sometimes like our?

Does it happen? Yes, unfortunately it does. Just like any other profession, there are ethical members, and unethical members.

Real estate agents also get different kinds of clients. A while back I lost a client to another agent because "he did a better job of selling the property". Bottom line, that client needed to be sold on something, rather than have someone advise them.

Some clients will never move unless pushed, and need a "salesman".

Other clients don't want a salesman, they want someone to guide, help and advise them through the process.

Agents, unfortunately, often don't know what kind of client they have until it's too late, and clients often have several agents working for them. In that kind of case, the sale often goes to the pushiest agent, with the others left out in the cold, getting nothing for all their hard work.

When I'm working with buyers, and doing more than sending an occasional e-mail or doing the first round of showings, I have them sign a "Buyer's Agency Agreement" with me.

Essentially, it means that I don't have to "sell" the property, but can simply help my clients find and buy the right one. I know that I won't be working for nothing, and can concentrate on finding the right deal, instead of the first deal. I'm willing to spend more time, as I know that when we find the right house, they'll buy it through me.

As to your current situation. Most folks really know when they've found the right place, although often they want to look at "just a few more".

Home selling is strange, as every agent has seen situations where a home gets no action for months, then gets three offers on the same day. (I've been on my way to a client's house to present the first offer we had on a property in months, and received a call about a better one being written. We took the second offer.)

If you like the house and the deal, take it. If not, don't. We're in a buyer's market and there's lots of inventory, but you're still only looking for one house. When you find it, at the deal you like, take it.

And don't let anyone (especially your agent) push you into buying the wrong house.

Well-do you have your own agent who is not affiliated with the group lisitng the prop? That is a big plus. I am working with a agent now who is being very good with us. She pointed out some flaws in the place I like and has been in touch with the listing agent to get my questions answered, gave me a copy of the detailed prop report that includes how long the place has been on the market, she asks questions about what our family will need now but also in 10 years. She has even said some of the stuff the other agent told her she has already asked for written proof of (like the comment that the septic was pumped out and serviced in 2005). She has been great. And it took our family a while to find this lady. I think that a home purchase is a huge enough stressor without feeling the agent is out to get you. Keep looking till you get someone you like and feel ok with. A good agent will basically look out for you and keep you in the loop on the main issues. Their biz is based on word of mouth so ask around and see who folks used. And in this day with sales off in lots of markets some agents will push you to buy-a good agent will realize that if you want to buy it is better to help you find the right place and make a solid sale so you aren't badmouthing them at the local Wal-Mart in 2 months. As a general rule, no they do not lie. Of course there are exceptions, as there are in every profession. If you are uncomfortable with your Realtor, ask his/her broker to assign a different one for you.

Sure she/he is trying to hurry it along - as a seller you don't want to be sitting on the house for long and as a buyer you wouldn't either - that is part of the job.
However! It is also how they earn their living - no closings - no income. So the bottom line is: your interest come second.
A Realtor once tried to push our purchase along by saying "another couple is looking at it today, it's their third trip to see it. You better put an offer in if you are interested". Not only did we not fall for that, but we got the house $20,000. lower than she said would be the sellers bottom price. So do your homework and no your market.

Realtors according to license law can not lie to you or they risk losing their license. The trick is that you have to ask them the question. If they is anything that you ask your realtor straight out in a direct question and they lie to you report them to the department of professional regulations. Find an honest realtor to do all of your business with. Real estate is a commision based industry and realtors only get paid at the close of a deal and unfortunately this makes some agents desperate enough to say anything to make sure the deal goes through. I say this because I suggest just finding another realtor that will be punishment and lesson enough for them to straighten out.

No, never...IF you want to stay in business.

Recruiting sellers and buyers to work with is incredibly expensive, and all that a client by referral costs me is doing a good job for someone.

Remember that all Realtors (unless they own the agency) are supervised by a broker-in-charge. If you have an issue with the way our transaction is being handled, call the broker-in-charge of the firm, and explain the situation and get to the bottom of it. They have the authority to assign you a new Realtor, as legally, your agreement is with the broker and not the agent.

Yes they can be devious and tell you whatever you want to hear. they will also leave things out ....i am thinking of buying a home right now and looking at my first one tomorrow. im bringing my parents cause they went thru the process twice. the first house they bought was supposedly inspected however when they moved in and turned the water on the basement flooded.
needless to say they need to do THOUSANDS in repairs.....make sure you have a bit saved aside cause there will be no more calling the landlord if something goes wrong.
but yes they will lie...find a new realtor if your not comfortable with one you have....there are many great ones out there

I'm a realtor in Ontario Canada, and we have strict ethical codes here to keep us honest. Having said that, there are certainly some realtors who get away with lots of breeches of ethics. Personally, I'm not the type of person who lies anyway, so I don't have a problem in that area. I watch my p's and q's carefully, but never lie....I get great satisfaction from being trustworthy, and want my clients to like me alot....and they do!!! Being down to earth and honest is the best trait you can have in this business (in my opinion)...and building trusting relationships is the key to my success. I'm sorry though that due to the tough competition in this industry, many individuals try too hard and thus make the mistakes they do. However, what clients fail to understand at times, is that Realtors are to work in their clients best interests, and may say or do things that are exactly that...help. If you are not satisfied with your Realtor, explain how you feel, and make sure you get a satifactory answer to your worry. If not, you should look for another Realtor you trust. Best of luck!!

yeah, they will tell you anything to make it go faster.... i guess that is just how it is... they are really no different than a car sales man. yes, they will lie to you.. be careful when dealing with agents.

The realtor works for the seller. That's just the way it is. His job is to make the sale, and just like any salesman he will tell you one side of the story, only the facts that he thinks are likely to make you more likely to buy the house. No matter how good of a guy he is, how trustworthy, everything you hear from him should be taken with a grain of salt.

When we bought our house, when we were signing the papers I read that the realtor has to tell you if the house is in a 100-year flood zone. Since the house is on an 'alluvial fan', near the water, I was curious about this. I asked him and he pretended not to know what a 100 year flood zone was. I almost walked away right there.
