I'm at my wits end. My current (and only) listing is owned by a man that has turned out to be, for all intents and purposes, out of his mind. He calls me at all hours of the day or night to "remind" me to do things for him, to switch things around, to reschedule open-houses, etc. I've only had the listing for just shy of a month now, and have already done three..yes, THREE open-houses. It was only at this last one on Saturday that I managed to convince him that having so many, so close together WILL make him look despirate and that if people pick up on this they will "sit tight" until we do a price adjustment. Additional Details My main problem with this man is that while I was doing the latest open house, he drove around the neighborhood, picked up ALL of my signs and rearranged them (four of them being placed on a major road nearby..and I nearly got killed collecting them at the end of the day.) I told the guy not to move my signs, but he simply turned beet-red and screamed at me that I wasn't advertising enough, and that if I didn't put signs there on the main highway (especially) that all of his potential buyers wouldn't even know his house was there. He also DEMANDED that I shell out $500+ of my $ to buy him more directional signs to stick everywhere (most desperate actions) This is both unnecessary and completely non-affordable for me. The signs I must use are $25 apiece..he wants 20 more.This is getting really complicated and I just don't know how to handle it any more. How can I reason with this guy that I AM doing what is neccesary to sell his house, without causing him to request a withdrawal? |

Sounds like you two are made for each other,,, he orders you to do something and you jump to do it... The reason he hired you is that he thought you had a list of people that would walk thru the house and have it sold in a week... You need to tell him, that the first month is getting the word out and that from then on it is up to the buyers to look at the place..
You have let him bully you into doing his bidding.. Sorry but it is also your fault.. get some back bone and tell him to listen to you and leave the selling to you.. He hired you for it, and is stuck with doing what you think best... And if he wants to scream, then he better be ready for a good smacking in the chops, because "this lady ain't gonna take it anymore"
Then do your normal job of listing and selling.. I only hope you belong to MLS.... |

Tactfully tell him that it doesn't appear that you and he are on the same page as far as marketing his home and it would be in his best interest to find a more compatible agent. Then offer to release him from the contract with no further obligation on his or your part. |

Don't pay for the signs. Tell him that if he wants them then he can pay for them.
Don't answer his phone calls when it is inconvenient to you. Just let him leave a message and call him back at a more reasonable hour.
If he wants you to do something crazy, just tell him it is against office policy.
If it still doesn't work out, you might need to get out. |

Forget him, I would just drop him.... besides, I can't image what he is going to act like when a potential buyer comes along- they are going to run too. This is a dead end- he is never going to sell that house because people won't buy from a nut case. |

Don't do it. Tell him that if he wants to pay for additional directional signs, you would be happy to order some for him.
Part of being a Realtor is to help our clients, but it doesn't mean you become a trained monkey, responding to his every demand. Explain that you are doing everything that is necessary to market the property, you appreciate his input, but the bottom line is that he hired you to do a job and you are doing it.
3 OH in a month is stupid.
Some clients will wear you down if you allow them. Take a firmer position here and don't let him bully you because that is your only listing. If he tries to withdraw the listing, enlist the assistance of your principal broker, they've been down this road many, many times. |

You are in exactly the opposite position were in in SoCal, we have too many listings. But remember youre holding open house not to sell THAT house, the reason you're there is to catch OTHER listings or buyers and not necessarily for that house.
Have your broker intervene with this A-hole and happy hunting, usung that house as your base of operations!!! |
