You should use a real estate agent. A buyers agent costs you absolutely nothing. It makes negotiating much easier and you have expert help through the process. It makes sense since you are making such a big investment. |

In Texas, where I am a Realtor, the seller has already negotiated a commission amount for the house that gets paid regardless of wether you use a buyer's agent or not, so you basically get a Realtor for free. Why not use one? They know what they are doing, know how to negotiate and perhaps save you thousands of dollars. Unless you know how to do this yourself then of course you should use a Realtor. I doubt you know what items are negotiable. Who pays for the survey? Who pays for the Title Policy? Who pays for the Inspections? Who pays the closing costs period? What if the inspections show a leaky roof or bad plumbing? What about the home warranty? A Realtor knows the answers and will help you get the best deal.
Banks don't send blank checks to people to buy houses with. They don't lend money on houses sight unseen without inspections and without going through the whole underwriting process to make sure you are credit worthy and that the house is worth what you are considering paying for it. To top it all off you claim you are going to spend $280,000 on a house you've only seen on the internet? Sorry your story is not believable. Something is missing in this question. |

There is soooo much more to buying a house than writing a check. Are you sure there are n no liens on the property?(this is part of what the escrow does research), termites-mold-electrical- plumbing (this is what a home inspector checks for) last but not least is the house really worth 280K?- this is what a real estate agent does- advises you about the current market price the house will bring. Do you have the residential disclosures for the house? The list seems long- but a real estate agent is there to advise, suggest, negotiate and above all look out for your best interests. Really, hire the real estate agent- it will cost you nothing and assure you of your sanity once the purchase has closed. GET AN AGENT. |

You don't NEED an agent, but based on your "blank check" comment it's easy to surmise you are not at all familiar with the homebuying process.
What happens if you view this one home and then you decide you don't like it? Your now back where you started. Get connected up with a good buyer's agent....it cost's you nothing. Good luck in your search! |

Um, what bank sent you a blank check good for up to $300,000? I think you meant to post this question in the Jokes and Riddles section. Banks have to have a title search, appraisal, underwriting guidelines met, etc before they will fund a loan (that gets paid directly to the seller, not a blank check to you). Yes you definitely need a Realtor. |

If you found the house you want and you have the money...YOU don`t need a realtor..the house sellers needed one. Also the realtor does some paperwork before you go to the lawyer to finalize. If the home owner did not use a realtor, chances are good that you would NOT have found the property on line..which is what a realtor will doas part of their services provided. Good luck. I`m from Nova Scotia and that`s how it works here. |

Technically you don't need a Realtor, but my advise would be to use one. The benefits to you are that they don't cost you anything to use, have real estate knowledge and contract knowledge, and can help you avoid making a major mistake. Now if you don't want an agent, you can work a deal with the owner directly. Have a real estate attorney draw up an offer for you that way all of your bases will be covered legally. If they accept and make sure you get the acceptance in writing so they are bound to your agreement, a title company will take care of the rest for you and you will only have to pay your closing costs. Without an agent, the seller may be willing to cut more off the price if they don't have to shell out 20k to pay Realtors. Good luck! |

Buying a house is a contract situation. You and the seller are entering into a legally binding contract, and the seller has someone who can interpret the contracts and is a trained negotiator. Without an agent to represent you all you have is you. And unless you can read real estate legal-ese and you're an experienced negotiator, you'll be at a severe disadvantage. A buyer's agent will cost you little or nothing and will be your advocate. They will keep you out of court and ensure you get a fair deal. If you prefer to not use an agent, please call us the next time you want to buy a house! Like P.T.Barnum said," There's one born every minute!" |

I love it when realtors try to convince buyers that their real estate agent is free. In reality it is legal in most states to act as your own agent and recoup 50% of the commission.
The story the real estate agent will tell you is that the contract between the seller and the agent and thus not subject to negotiation between the buyer and the agent. DON'T BELIEVE THIS. The buyer can stipulate the terms of commission sharing in the offer contract just as is normally done between the buying and selling agent. It may be appropriate for you to discuss this personally with the home seller. Any attempt to refuse to complete the transaction on the sellers behalf by the agent will result in breach of contract and allow you and the seller to negotiate freely....like it should be done.
The cold hard truth is you don't need an agent. Maybe you did in an era where there wasn't so much market information available online...but that ship has sailed. The real estate agent will go the way of the travel agent, and I for one will be very pleased when this happens. |
