Do I have to allow my landlord to do this? ?
the apt i live in is in the process of being sold. so my landlord gives potential buyers tours of the apt building. my apt is close to the entrance, and one of the better looking units. so around 5 min before he wants to show my apt he will send someone to tell me that they will be coming in within the next 20 min or so. in my lease agreement it says that he has to give me 24hr notice before entering my apt. so my question is, do i have to allow him and all of these strangers in my home with only 5min notice?

No you do not. It states in your lease that he needs to give you at least 24 hour notice before showing, and where I live there is a law that all landlords need to give their tenants 24 hour notice, if not the tenant has the right to refuse to show the house.

No, legally he has to give 24 hours notice - and lawfully it is supposed to be written, although most people agree with just a phone call. If they show up, simply refuse and ask that you get 24 hours notice.

Also, I will tell you, as someone that buys properties, I have had this happen when we go to see a building. It has helped in seeing what type of business the owner is running - if he can't be bothered to place a phone call, he probably can't be bothered with other issues and we don't usually make any further inquiries in properties like that.

Here's a quick fix:
Spend 5 dollars at walmart buying a new lock. Now he can't get into the apt. If he takes you to court, explain the situation to the judge. You can notify the landlord that you're willing to allow showings with 24hrs notice and you will replace the old lock back once you move out.

No.. but if he is anything like my old landlord, they will do this whether you are home or not, then tell you to PROVE he did it, as in were there witnesses.

Chances are there are no verifiable witnesses and your word against his.

No... He cannot but he does and it would cost you too much to fight it.

Once mine did this, I confronted her IN FRONT OF THE CLIENT and said, THIS IS SO RUDE TO NEVER GIVE US NOTICE AFTER HOW GOOD OF TENANTS WE HAVE BEEN... YOU COME IN HERE EVERY DAY WITHOUT ASKING OR WARNING...

Once a perspective tenant turned and walked out after hearing that.

When I moved out left the place clean and took pictures, she tried to tell them I trashed the place and broke things that weren't broken when I left.

If you fight they fight harder.

LATER like a few years later enough people had brought a suit.

Would I fight again or do this again? My attorney at the time said don't fight, these people are big and have staff attorneys they have to pay anyway.

That was my experience. You don't have to allow him to do that but it seems he just doesn't care.

NO, not unless its in your lease agreement! Your lease says he has to give you 24 hours notice to enter, but under what circumstances does the lease give him the right to enter?? An annual inspection or to do repairs would be reasonable. Does the lease say you would have to allow him in to show your unit to potential buyers? Even if the lease gives him the right to enter for "any" reason with a 24 hour notice, that does not mean you have to allow anyone he wants to bring in with him as well. Potential buyers are nothing more than strangers to you. This is your home, your personal space! If I was you, I would explain to him that it has become a disruptment to your life and if you where to continue to do it, you would want more notice and to be compensated for your trouble.

Remember, this is not a good forum for legal advice! I believe what I have told you to be the truth. I am a landlord and have alot of experience. However, laws can very alot from place to place. Therefore, you still need to check your local landlord tenant laws before you can know for sure.
