Do I have to have an inspection done on my brand new condo?
My offer was accepted on a brand new condo... my real estate agent said I needed to get a home inspection within the next ten days, supposedly it's mandatory???! but wouldn't the condo's already have an inspection to make sure they are ok to be sold? I thought all brand new constructions had to be inspected before hand ( before being sold to buyers). This is an extra 400 dollars I could be saving. Can someone help me understand why I would need this or not?? Is it the law to have one done??? Thank You!

It is 400 well spent! They are inspected, but not by someone unbiased.

Your mortgage company may require it. I have never opted not to do it, so I am not 100% sure.

I can tell you that inspections are considered optional in Texas. But you will not find a realtor that will not suggest getting one. It help protect everyone involved in the transactions against law suit. Everytime I sell a house I require my buyers to sign a form indicating they have been advised to get a home inspection. If I didn't and something came up about the house later they might try and sue me.

Yes you need the inspection - you need someone looking out for YOU. I had a friend of mine put a down payment on a condo and then had an inspection and found several things wrong, and she changed her mind about buying.

It depends on your state, whether or not it's the law. Either way your realtor is right, you should have one done, even though it's new. The builder could have done some poor work and you should want to check it out and make sure that the walls aren't going to fall down. Plus if you can't afford the $400 then you probably shouldn't be buying a property because you'll definitely have some random expensive costs appear through the years that you may not be able to afford.

new construction has faults too. when they built my mamas house, if my grandma didn't follow behind them every inch , the doors would have been 24 inches instead of 2ft 4 in. The pipes were all laid in the wrong place. You need the inspection so stuff that needs to be fixed will be fixed while the people who built it are stiil responsible. Otherwise it will cost you more then $400 in the long run.

Get one... It is $400.00 well spent. They may find problems that will cost you thousands in the long run. If they don't find any problems you may feel you wasted $400.00 bucks but you'll have piece-of-mind knowing your in a great place. Your Realtor is sounds like there doing a great job.

It's probably not mandatory but your sales contract probably has it written in as a contingency. Basically if the inspection comes back unfavorable it gives you a chance to get out of the home or renegotiate price and or terms.

I would take advantage of it, the home should already been inspected, what every certificates needed should be in place and you SHOULD be fine but nobody perfect and not everybody is honest.

Think about it this way.. would you rather spend $400 or spend $5,000 dollars in 6 months because your furnace is shot. You definitely ALWAYS need to do a home inspection when you purchase a new home, condo, apartment or anything.. to save your butt in case anything happens. Additionally, if the home inspector finds something wrong, you can then go back to the seller to request it be fixed or paid for by the seller in the closing or before you move in. Trust me on this.. when I purchased my home.. it was only 3 years old at the time. Turns out all the windows were bad.. so the inspector reported it, the seller had to take care of it before we moved in, which they did. It saved us about $3,000. You make the call, but it would be in your best interest. And no, it is not mandatory for you to do it.. whoever told you that is wrong. Best Wishes!

Without a doubt you need to have that inspection, especially for a condo. Building Inspectors often miss some very important things when they have to inspect an entire subdivision or a group of condos. I have seen windows installed improperly causing thousands of dollars of repairs due to mold, cracked slabs hidden by carpet, bathtub drains that were never tied into the sewage system and flooded the crawl space for 2 years, electrical outlets with the wires connected improperly. I could go on and on and on about the stories I've heard as a Realtor. Please protect yourself and get the inspection!
