Witholding rent payment will not only annoy your Landlord, but may get you evicted. I recommend putting your request for the appliances to be replaced or repaird in writing and sending it via Certified Return Receipt with signature confirmation. If you should ever have to go to court over this, this will allow you to cover your bases. Request in your letter that the Landlord responds in writing. If the Landlord does not respond, try a follow up call and then another letter. And if there's still no response...I would start thinking about a new place to live. If the Landlord ignores you over repaired appliances, what level of service is he/she going to give you in the event of a natural disaster or something worse?

You can try, but it's not a good faith action on your part. Landlords for the most part are generally not willing to jump on things that they dont feel are absolutely necessary. Keep bothering the landlord, eventually they'll do the right thing.

i would send them a nice polite letter by certified mail outling your complaints and stating a reasonable time for repair. also state that after that date you intend to have the stuff fixed and will deduct the bills from the rent. if they take you to small claims court after that for the amount, they have very little chance of getting the money back.

However, they might make your life difficult in other ways.

i'm going thru same right now. yes, you must pay rent. you can write on your payment check monthly that you are paying under protest of the Landlord Tenant Act. Then you must sue them in small claims for violation of the act. look it up and get the facts straight. you MUST notify them of the necessary repairs by cert mail or witness and then give the appropriate time frame of waiting.

Are they habitability issues, then that is against the law. Otherwise you may have to read your lease to find who is responsible.

I have rented a house and my landlord is a nice woman, what i do is i communicate her for any repair needed in the house, and we make an agreement that i cut the amount i have used for repair from the rent i had to pay. You know most landlords ignore repairing their houses when already received their rents, so long people are living in them, so do like i do or move to another appartment,otherwise, dont blame no one, cause life is what you make it.

well, properly you have not pay for it because it's not repairs so why you have to pay for it.

You can try putting your rent into an escrow account. As long as you have notified the landlord prior to rent due date, and given your landlord a resonable amount of time to fix the problem, you pay your rent to this account (contact management of your facility), proving you are willing to pay, but your landlord will not recieve it until the repairs are made. That way you cover yourself legally, and get the repairs needed.

It depends on what on the laws of your state. If the landlord refuses to fix something that is needed for basic living condtions, i.e. heating and water for example, and the tennat had a repair man come in. the tennat may deduct that portion from the rent. Reciepts will be needed. This is a very sticky situation and might involve the courts.

Your best best bet would be to contact an inspectional services division in your city or any other regulatory body that governs landlord tennat relations.

There might be some wording, or a section, in your lease regarding repairs, etc. I know on mine, I am responsible for minor repairs, or changes (light bulbs...drrrrr, heater filters, lawn mowing, trimming, etc). Did they say they were going to replace it?

Yes. You have to continue to pay rent so that you have proof that you're holding up your end of the contract. then you can pursue other legal means of getting items repaired.
