Do I need to disclose that my house is haunted when I sell it?
I can't really prove that it is. But every time I walk in I hear "Die! Die! Let your blood flow into the earth below!". While I have gotten sort of used to it over the years, I am concerned thst the potential buyer may consider it a negetive as far as value goes.

I just don't want to get sued.

But it is a very nice house. And well maintained too.

Location! Location! Location! It's all about location. As long as the listing isn't in the Amityville neighborhood I think it would be a great selling point. I hope you can close escrow before Halloween and in time to have a combination house warming/haunted house theme.

Tell them, and put it in your listings. To the right person, that house is worth millions more than a spirits-free version.

That sounds more like mental illness, than a haunted house. You don't have to reveal that you have felt an uncomfortable presence while in your home. I wouldn't say anything. Who is to say it is real? What if this "spirit" only visits you, and not the new owners.

But if something tragic happened in the home, something that was on the news, or in the paper...they will find out after the contract is signed. All homes have a history unless they were just built.

No, if you can't prove it, then don't say it! It has to be a material fact about the house that could impact the quiet enjoyment of the buyers life. Now that I've said that, it doesn't sound correct, but that is how it is termed. Not everyone believes. Just don"t repeat it again.

My first suggestion is, don't sell, charge admission. If you do it up right you can get at least $10 entry fee.

My state (Virginia) does not recognize ghost or haunting as a real occurrence therefore it does not need to be disclosed. This is true for many states.

Also, you do not need to disclose your excessive use of hallucinogens.

i think your joking but ill answer you seriously anyway. in some states there are very weak laws regarding "haunted properties" basically if the property is KNOWN as a haunted place in the community therefor has a stigma which paints a negative attitude towards the property its value could be considered to be less. i would be hard to get this through any court though because who is to say a house is really haunted or even that that is a thing that creates a negative attitude towards the property. you dont need to worry about it. i wouldn't tell them personally because it could be real hard to sell if you did. i had a townhouse and lived there for a couple years before i found out it had been the scene of a triple murder a few years before i bought it and supposedly very haunted. there was even a newspaper article on it and lots of people knew the rumor, thats how i found out about the law, when i went to sell it a couple people who came pretty much just came to get inside and take pictures and one person offered lower then i was asking because it would have to be "cleansed" i didn't have any ghostly activity until i was told about what happened and the rumors about it being haunted, at that point everysound was "maybe something" and every shadow was "somehow strange" haha just sell the damnd house and keep your mouth shut. i sold mine and have gotten no complaints back from the buyer.

Good heavens, Sir - make it a selling point! A ghost in the house is better than a tenant! Establish a ghost-viewing and -recording business in the house prior to selling, re-zone into commercial property, and sell to Madame Tussaud's.
Every old hag has a house with a ghost in it - but sell a business based on one, and you've got yourself a major attraction. Any buyer will appreciate the business potential.

As long as you are quiet enough so they can hear it too when they come into the home, you don't need to disclose it any other way. Caveat Emptor and all.....

Rent a house somewhere else and stay there for one month if you hear the sound there then the ghost followed you and then you can say that you took the ghost with you.

the judicial system does not recognize ghost or haunted houses, there fore it would not have to be disclosed by you because there would not be any consequences in court

No. Just because you hear them veyr plainly doesn't mean everyone else will; in fact, they probably won't notice anything at all except maybe it's creepy and probably not even then until they've lived there a few months.
90 percent of people don't have any sixth sense at all and they can't sense anything at all like what you are talking about.

No you don't have to disclose the presence of spirits or supernatural forces when selling a house. Although I would recommend that you take the profits from the sale and visit a reputable psychiatrist that has experience treating schizophrenia cases.

IN SOME STATES YES - SERIOUSLY ASK A LAWYER i know in some states if you dont disclose this you have to take back the house and pay the family that bought it even more money on top of that

Get a reputable spiritualist or shaman to clean the house first and get rid of the restless spirit. Make sure you are not dealing with a charlatan that charges oodles of money, it should not cost more than $60.

I've seen legal cases where the new owner sued the seller and won.
Talk to your realtor.
