Do they have a lease? If not, then I would let them know that you are planning on selling 30 days prior to putting on the market. If they do have a lease and you may have to break it on them, you are obligated to tell them immediately so they can start making other arrangements. |

This is dependent on your state laws. I believe that in California you must give a 30 day notice.
If the property is going to be entered to show, in California you must also give notice.

You don't have to give advanced notice, but 15-30 days would be courteous. You need only advise your tenant of your intentions. If the tenant doesn't want to cooperate (allow showings) then you can evict them. If they have a lease, then transfer of ownership will invalidate it in most states. If the new owner intends to keep the condo rented, then advise your tenant that they may stay, but that rent may increase after the duration of their current lease -- if that lease will be honered by the new owner.... |

Of course you should! The sooner, the better. If they are a good tenant, they will keep it tidy for showings. Also, you should allow them as much time as possible to look for another place to live. Moving is not cheap. |

Check your lease agreement or check with your local state or county laws. But, to be fair, I think you should tell them as soon as you decide to put it up for sale. And let them have at least 30 days notice before they have to move out. |

Yes, always. You need to check with the residential laws of your state. Each state is different and it could be 30 days to 90 days notice, but you don't want to get sued for not provided ample notice.or any notice. |
