DixonMom | Do I, the buyer, need to be present at a total home inspection? |
We set up a time for the Inspections, but now we won't be able to make it. Our real estate agent is still planning on attending if we are not able to reschedule it. It's all still up in the air. Is this totally a faux pas? Do we, as buyers, need to watch the Inspector do their thing? Or can we go over their report afterward? Additional Details The real estate agent is a close family friend whom I've known for years. While I understand that most agents are out for their own interest, I can truly trust him. |

You dont have to be, but its a damn good idea.
The inspector will give you a full report, telling you whats wrong with the house and what might need to be fixed/replaced some time soon.
Being present for the home inspection will allow you to ask questions about things you dont understand or might be worried about. |

It may depend upon the individual inspecting company's own policies. I think most of the time you could go over it afterwards though. Just give them a call and ask, I'm betting you dont' have to be there. |

no, in fact, I've only been there a couple of times, and we've bought and sold 6 houses. Now the inspector has digital cameras and powerpoint etc. Now if there is a problem he discovers, like a major problem, he will call your realtor and arrange for a time for you to meet him so he can show you the damage and explain it to you.
If it is all good, with only minor things, he usually will just email you the inspection |

No, unless you want to be, but it would most likely just waste your time, and be boring.
When I had my home inspected before I bought it, I just showed up at the end of the inspection, and the inspector went over the issues with me that he found. A lot of companies do it like that.
So just find a reputable inspection company, and you won't have to be worried about them not doing a good inspection. |

You don't need to be present, but it's a good idea to be there. This is the biggest investment of your life, and you will get more information from the inspector when he can physically show you the issues. |

I would not be comfortable not being there. The agent is fine and all but bottom line is she/he is making money of selling you the house.
The inspector should be impartial but well we know how that goes.
The only person 100% vested in your best interests in this situation is you. |

you don't have to be, but i would advise you to be. seeing an inspector's report is one thing, but it's another when you get to actually see what the inspector is talking about...as he/she is explaining it. |

It is a good idea b/c you can see if the inspector does a good job, misses stuff, etc. Also, you can ask more questions about present problems, how to fix, who to use, how much it will cost, etc. You agent wants the house to sell no matter what. Someone who represents ALL of your interests needs to be there. |

You dont have to be there especially since your real estate agent will be there for you...honestly when we went to our home inspection we didnt do anything but sit there for two hours and then the inspector went over what he found...If it is not a really old home and you have hired a reputable inspection company AND your agent will be there representing you then its okay to not go |

The buyers are usually at the inspection to ask questions when an inspector finds an issue. it would behoove you to be there if you can. but you will still receive the inspectors report once he's written it all up. |

You should, for your own protection. A house is a huge investment. Follow the inspector around, look at what he looks at and ask questions. You're paying for it. |
