I'm from CA and have been living in a Townhouse since last July. During my first year, the complex that I stay in has changed ownership. Yesterday, I got a letter from the manager saying that my lease is up in July. They gave me an opportunity to sign up again but this time, they would raise my rent an extra $600.00 if I were to sign up for a 1yr lease. Can they do this even though I've paid my rent on time during my first year here? |

Seems like a pretty high amount to raise your rent. Im in CA too and they can raise your rent if you're given enough notice. Which you have been. Here is a good website.

Of course they can do this. You are technically out of your rental contract, they can raise it to whatever they want. A $600 increase seems absolutely crazy, but it's legal. Don't sign, find a new place. You may want to consider signing a 2-year lease at the new place, to ensure that you'll be locked into that certain rent amount for at least 2 years. Good luck! |

Yes they do , since the complex in under new ownership AND your lease is up, the new landlords can do what ever they want. They wouldn't have been able to raise your rent in an existing lease. You're just lucky they gave you plenty of notice. |

Absolutely. Your lease will be expired. The rent amount specified in it will be expired too. If you don't like the terms of the new lease, don't sign it. In that case, you'll have to move. |

Yes it's fairly common that some places do that. Their fees can change so they raise or lower rent. Mostly raise. |

Unfortunately, they can. Very bad customer service though. You should call anonymously and ask "how much is a 2 br? (or whatever you have) and see if what they are quoting you is what they are charging in the market. If it's the same (or reasonably close) then you are probably out of luck. You may be able to get it reduced a small amount in the interest of tenant retention! (They should want to keep you - it's much cheaper for them than having to turn it over.)
If they are trying to rip you off, you will want to check with your area's fair housing organization to see if there is anything you can do. Or, you could try to negotiate it down yourself. Could they have any ulterior motives? Trying to get people out so they can remodel, or go condo??

Once your lease expires you have no more agreement with them. They can demand different terms, and therefore increased lease payments. It's pretty common, really. |

no they cannot raise rent like that, see a lwyer, or file a complaint in the court.
they have the right to raise to a certain percentage. i think it is not more tan 10% per annum. |
