Never would invest in property solely to make $$ - too many factors I couldn't control (taxes, insurance, local businesses moving in and out, school systems, local gov't relationship w/ businesses) |

The news media loves to create news that's how they stay in business but in any event here is a copy of my last answer to someone who wanted to know about crashes and slumps in the real estate markets:
"Everyone loves drama. If the real estate market was to crash the US would become a third world nation.
In a supply and demand economics driven industry there is always going to be corrections to the specific market affected by that theory. Investors, builders, and families in the market make their decision on what they have versus what they want and need and can afford, many markets are experiencing market corrections as to supply and demand these experiences are based on the supply and the demand and the ability of consumers to pay for such supply. This ability is based on their income and job availability.
Now then here is a list of areas that are not "crashing" or in a "slump":
Areas which have shown an increase in values from a year ago:
Virginia Beach up 23.6%
Portland up 19.1%
Tampa up 18.8%
Eugene up 18.3%
Orlando up 17%
Los Angeles up 14.6%
Phoenix up 11.8%

Yes, there is a bubble in some areas. Yes, I own a SF home, Yes I own investment property. My current residence was purchased 3 months ago. One SF rental was purchased almost 2 years ago, and my last SF residence was converted to a rental 3 months ago - I originally purchased it almost 9 yrs ago. |

In most area of the U.S., housing price stopped going up as inventory continues to build up. It is normal to see a correction as a boom that lasted for several years.
Nothing is absolute, but housing market is very likely undergoing a correction and this is only the beginning. Some say this would be a soft landing (0 to 10%). Some say a big crashing is coming (10 to 20%).

If you are asking if property values are bursting, that answer depends on the part of the country in which you reside. We have a little flatting of prices here in California, but not enough for me to cease purchasing property. I do own a home. I do own investment property. I have purchased them over the years and still purchase them today. I have two in escrow now to purchase and I am selling 3 properties, with one of them being in escrow and two still up for sale. |
