No, apartments are not required to be wheelchair accessible. If the apartment has become a problem for your daughter, she should consider trying to get out of her lease and find a more suitable place. If she can find a replacement tenant the landlord may be open to that without any penalties. |

The real answer is not one you're going to like. ADA requires landlords to allow that a unit be made wheelchair/handicapped accessible to a tenant, but at tenant cost. Furthermore, the landlord can also require that the unit be returned to its former state at tenant cost.
That being the situation, your daughter is FAR better off to find accommodations already designed to accept her need to use a wheelchair |

I wish my job was handicapped accesible. There are 20 thousand people that work in a chain of high rise buildings and nothing is accessible, not the doors, the bathroom nothing. Today is my first day back to work and first day in a Wheelchair. I understand what your saying because finding a place to live mid-lease is like trying to get a new job tommorrow. Now If I was in your shoes, I would sales pitch modifications. One word a million ways to say it... Always be polite and "understand that modification would have a cost, but, its an investment." He could hire a contractor to modify more then one apartment then he could legitamitly advertise as Handicapped Accessable. If you have the time get quotes for work to be done and have them ready at your meeting, start high then negotiate down, if the stars are shinning on you that day then you may have an excellent chance of getting a wider front door. |

No. Not all apartments are going to have doors wide enough to make them wheelchair accessible. The landlord may have known about your daughters disabilities, but he didn't know she was going to end up in a wheelchair do to a fall. If she is going to be in the wheelchair permanently, you may need to find a rental that would be wide enough for a wheelchair. Your landlord would not be able to hold you to a lease, if the apartment is no longer suitable for your disabled child. |

It depends on whether the building was built after 1990. That was the year the Americans with Disabilities act went into law. This far reaching law governed all types of accessability, however on existing buildings, owners were not required to retrofit to the newer standard. Most building owners have made reasonable accomodations, unless to modify the building would be impossible. |

The ADA act of 1990 applies to buildings of public accomodation and commercial facilities in general. A private apartment building does not qualify as a public accomodation building, specifically a renter's own front door.
Public accomodations and commerical facilites constructed, modified or altered after July 1992 must be in compliance with ADAAG. |

No, it is standard size, not ADA size. ADA is not mandatory for private homeowners, apartment owners etc. Only businesses. She will have to wiggle her way in and out until her cast comes off.
Your daughter has a right to have easy access to the apartment to which she rents, however she also has the right to rent an apartment that fits her needs/desires. The complex does not (in my opinion) have to be ADA compliant because your daughter does not have to live there. She could however, break her lease and get an apartment that offers wheelchair/ handicap accessibility. An apartment complex is not a place where a person falling under ADA needs to go. That is they can choose to go there or choose not to. However, when it comes to the grocery store, hospitals, clinics, hotels, post office and other like places, they must be ADA compliant. If the owner of the apartments advertises that he has an ADA compliant apartment for rent, then rents it to a handicap person then the handicap person finds it is not ADA compliant, then you would have a case. The ADA can be found on the internet for free. |

First 3 answers are very wrong. ADA compliant went into effect 17 years ago. Any structure regardless of its use, must have an entrance door of 36 in wide and at least one bathroom door 36 in wide for wheelchair entrance. |
