Like if the plumbing for your home is not working or the electricity is out, it it the condo's responsibility to fix it? I am planning to buy a condo and rent it out and was wondering if it I would need to hire an on call maintenance guy to help me fix things. Do you think the condo's maintenance will suffice? |

In most cases yes, however, it depends on where the repair is.
For example, if you had a clogged toilet or a stopped up sink...they wouldn't fix that, you would need to call a plumber.
But if your sink is clogged due to a main line, then that falls under the condo responsibility.
All you need to do is call them and place a work order...they will be happy to inform you if it falls under their care or not.
Every condo-association is different...I have seen a few, very few, but a few, where all maintenance is included, much like an apartment.
You just have to ask. |

This fee is only for exterior up keep. Lets say your sink quits draining. You would have to call a plumber on your own. You may really want to read your contract. The fees are only for normal up keep, not major damage, or major repairs. You also need to set a side about $500.00 if you have the same type of air conditioners. on the outside. This is a huge problem: Say your neighbors fan goes out on their A/C unit. They will steal yours and put theirs in yours, and then you'll have to call a repair man. Sounds crazy,but it will happen. |

Generally condo maintenance fees cover what are called 'common areas' (those which serve all owners of the premises). Any individual problems within your own unit are your responsibility to handle. |

maintenance fees only cover Common parts of condo units.
u pay for anything inside ur condo.
u responsible for leaks breakage pipes windows rugs etc.
tenants damage lots of things
BEFORE u buy condo read ALL deed restriction in condo association.
you may not be legally allowed to rent/lease the unit. |

Not usually... the maintenance covers outside your residence. You are responsible for electrical, plumbing, gas (if applicable), and other costs for the interior. |

That fee is usually for upkeep of outside of building and grounds. The inside in usually the owners responsibility. |

You need to ask. Most owners' associations maintain the exterior, such things as roof, siding, paint and the like. The owner is responsible for everything inside, appliances, plumbing, interior paint, carpet, etc. |
