Yes, you should know the selling prices of other homes in the neighborhood in which you are buying to make a smart decision on your offer. You can pull up the last sale price of the home on your state's property assessor's website if available. You can also call the county property assessor to get the info if they do not have the info on the website. You can also have your realtor to check and see what the selling prices of homes in the neighborhood have went for in their MLS system. This is important because if the house was on the market a year ago and sold significantly less than what they are currently asking, you will need to find out if the owner did extensive improvements on the property to justify an increase in value.

Here in Michigan the recent real estate transactions are listed in the newspaper

Right is Not the issue with home sale prices .
Either you live in a state that makes it public record or
You don't .
Ask the Realtor for the prices of the recent sales .
If she says the info is not available , then you live in a state where it is not disclosed .
If it is , she will be able to pull up a list .

Depends on if you intend to get the sales data via a public source or via an agent.

Some states are non-disclosure states and will not release sales data. Of course, if you contact an agent, he/she will likely give you all the info you need. If you're considering buying, you SHOULD request your agent provide you sales data for comparable sales in the communities in which you're interested, otherwise, you could end up paying higher than market for a home.

YES! this is an EXTREMELY important factor when it comes to realestate. The price of the market changes, so it is good to know weather the sellers or buyers in an area have the advantage at the time you are looking to buy.

But you can ask your agent... if the agent wont check MLS sales, find a new agent.

Also, you can see tax records online, and often that will show last sales price.

You certainly can and should get those information, they are pubic. The easiest to get those number is asking a local realtor, they can pretty much provide you with all closed sales in a certain area, they can also provide you with more specifics, like they can get you sales information about similar houses in the same area.
A rough idea can give you http://www.zillow.com, in some area this site is not very acurate, since they don't know about the house conditon and location. A local Realtor does most of the time.

I don't know if you have the "right to know" but you can certainly find out. A good place to start, although not a perfect answer, is on the county appraisal district web site. Your Realtor can easily and quickly pull comps on MLS of recent sales. When you get a mortgage, the lender will order a full appraisal, which you will also see, and which will be probably the most accurate estimate.
