im renting a place, havent signed contract yet although ive handed money over, apparently we're under a verbal contract. Are landlords legally supposed to provide heating? thats central heating or storage heaters (not the plug in ones) Also, if its a flat, do they have to provide an intercom? how else are you supposed to know someone is at the door? like getting a delivery or something. |

No they don't have to. If there is is heating already there then the landord must make sure it is working but if you accept the flat without heating - so be it. There is no legal requirement for an intercom xx |

If there is no heating fitted then they dont have to have it fitted for you, if i were you i would buy some cheap plug in heaters, they do have to maintain heating if it is already fitted tho, as for an intercom they do not need to provide this and you really shouldnt hand over money to people without signing a contract. |

Heating should be installed that is working and safe, though tenants pay for the use of electricity/gas. Both should be installed by a CORGI qualified engineer. Accept no others.
I am desperately worried that you only have a verbal contract. You must go to Citizens Advice about this because it could backfire on you, leaving you in dire straights if anything should go wrong. He must give you receipts for your deposit and set down clearly the conditions of return and do not take no for an answer. I qualified for return of deposit - room was clean, no damage etc, Landlord promised return of money and now I am having to take him to small claims court. Please do not get yourself into the mess I am in now.
As to the intercom system, that is not a legal obligation. You can get door bells quite cheaply and with his agreement put them up. |

No they don't but they do have to provide access to some sort of heating. Don't think they have to provide an intercom. |

No, they are under no legal obligations if there is no heating fitted, however if there is a central heating system installed which is faulty then they must repair it, the same for the intercom - if there is one fitted then the landlord is responsible for making sure it works. |

hi, there are zillions of places out there to rent at the moment... market is flooded with them.. don't move in if you are not happy, you have signed nothing, and paid nothing.. tell your 'landlord' that you are not happy over the heating situation and if he cares provide better (don't know what is on offer) and to install some kind of intercom/bell system you will reconsider... i'm not to sure why you said yes to the apartment though if you are unhappy with it,.. when we were renting (we used to move on a regular basis) we were quite good friends with all our landlords/ ladies.. and they all said, they would do whatever to make the tennant happy.. because there is so much choice out there.. one example, when we were leaving one place, the landlady had to swop the front door of our flat, as the tennant had made it a condition that she would only move in if the door was a solid one (it was a glass one).. you have the upper hand in this arrangement hun, good tennants are hard to find...
stick to your guns or walk away, don't let him threaten you with a verbal contract, that is not worth his time to fight you on that, and it comes down to your word against his.. good luck xx |

Landlords must maintain the property in habitable condition. In areas where heat is required, that means providing a source of heat within the building or apartment. If there is no source of heat, then the landlord is in violation of the law.
If you have not yet signed a contract, I would suggest you ask the landlord for it and keep asking until you get it. Read the contract carefully before you sign.
As far as the intercom is concerned - check your local building codes and ordinances. |

It has to be equipped with heat, meaning the heat has to work. But you can put the bill in their name and then its not your responsibility, |
