Yes, those all have to be repaired. Paint is not a fix all. |

Holes and scratches require much more work than a simple paint job. They will have to fill the holes with spackle and sand...so yes, landlord can make you pay for these things. |

depends on how deep the scratches are but yes, if there are holes in the walls then they will charge you for that, paint won't fill holes. Holes falls under the category of "Damage" |

Yes - but they cannot charge you for the full cost of painting. They can only charge you for what it would cost to fix what you damaged. |

I do. I charge $5.00 a nail hole. I also give my tenants, upon signing of the lease, a rate sheet. I also talk to them when they give their notice about things that can really add up if not taken care of...Very few listen to me. |

Depending on how bad they are, this is considered NORMAL WEAR AND TEAR on the unit. I hate it when they try to charge for this, as in California, the Civil Code sets out that this is ILLEGAL.
But if you trash the place, then yes, they have the right to charge for it.
I've rented in the past, and always make sure I turn the property back over the way I found it. I also try not to make large holes, and fix them or anything else if necessary. I also always clean the carpets and have the place professionally cleaned. That way I get my security deposit back. And I have animals as well. I always got my deposit back. |

I would say it all depends on how big the holes and scratches are.
You might loose a bit of your deposit if there are a lot of them. |

paint doesn't cover holes, gouges, or some deep scratches. as a landlord, i charge a certain amount for every piece of physical damage to the wall. nj law says that i have to paint after each tenant leaves and before the new one moves in. however, i have the right to deduct physical damage from the security deposit. |

Yes - they usually keep your security deposit. An old trick is to use toothpaste to fill in the holes. White toothpaste, of course :) |
