I have never check anyone credit I rent to . I own 12 houses and only evicted 1 person in 8 years . I made a super long rental form and keep asking misc question . You can tell about someone in 15 mins and then I go with my gut feeling on it . If someone a dirtball , super religious , can't find the property after calling for direction , has a beat up car , ect I stay away from them . I've rented to people before with bad credit and had no problem . Then again I rent nice houses and I keep them up . Most of the time I get 5 or 6 people to choose from and I rent it to who seems like the least amount of headach . |

Depends on the Landlord. If you rent from the kindly old lady down the street who's known you your whole life, probably not. But if you rent from mega apartment complex, most certainly.
If you have a credit problem, ask if they do a credit check. If they do and you really want the apartment, be up front and explain the problem and be sure to give examples of your good credit since the black mark on your history.

In larger cities they do check. And they usually make you pay a first, last and damage fee upfront. That covers lost costs. |

CONDOS APARTMENTS WITH THE GOLD PLATEDD TOILET , SEATS YES THEY DO, AND EVERYTIME THEY DO A CREDIT CHECK IT COSTS US AROUND$50.00 TOO DO A COMPLETE CHECK ON YOU WHICH IN THIS CASE BYE LAW BYE THE TIME WE GET THE FIRST LASTS MONTHS RENT OUT OF YOUR FAT WALET, SECURITY, KEY DEPOSITT ETC, AND THEN WE TACK ON THE CREDIT REPORT CHARGES IN WHICH I HAVE MY HAND OUT FOR 3 TIMES THE COSTS(HEY PAPER IS EXPENSIVE) AND THAT ADDS ON ANOTHER 200.00 WANT TO GO IN THE RENTAL BUSINESS? Yes Landlords Of Apts. These days almost always check your credit. If your credit is under bankrupt they can not hold that against you under the fair houseing act. If they do not rent to you it can be construde as "Bad Faith". And when they are looking at your credit they are looking at credit that is owed. When you file bankruptsy you have a clean slate oweing noone money. "It's a fresh slate. I have found that they will rent to a bankrupt person faster then somebody who who owes a lot of money to diffrent crediters. Hope this answer helps you. :-) |

Most landlords that have had rentals for any length of time do check some type of references, whether it is court records (most places it's free), credit history, etc. They have to, they have bills to pay, too.
Ppl with bankrupcy may need to apply multiple places before they will find one that will rent to them, but eventually they will find one. They can choose not to rent to you because of your credit history, it is their prerogative and is not discrimination (in the legal sense).
I would just be up front and explain to them the reasons for filing, and offer good references, and extra deposits, if needed.
Since evictions can take 6 months, and are a huge headache for the landlord, most are pretty careful who they rent to, or will ask for a lot of $ in deposits up front.
You would probably have better luck getting a rental from an individual than a large corporate landlord.

Yes they normally do, and in good apartment complexes, they will not rent to a person that has had a bankruptcy. Also in a good apartment complex, they normally as for first and last months rent and a security deposit. |

Yes indeed. If your are a landlord, you certainly wouldn't want a freeloader in your rental peroperty. Besides, once the tenent is in, you have to give them 30 days to vacate the premises. If they don't have anything to begin with, the live free for at least 30 days.
If you filed for bankruptcy, then you have some serious problems with trying to rent. You in all probability will have to have a co-signer, or guarantor to insure the monthly rent. |

We had a bankruptcy and other credit issues. We were turned down by about 5 different apartment complexes before we found one -- BUT BECAUSE credit was bad -- they charged us the highest amount allowable by law for a deposit. Yes, it sucks. Unless you are rich, your life is stress all the time. |

Now it is becoming more and more common. They are allowed to but they do have to tell you and then some of them will even charge you the fee to lookup your credit. Bad credit doesn't usually mean that they won't keep you. It just means that there will be a secutiry deposit and there will be a big security deposit which you have to pay. |

yes and the only way they would is if they put down some advance rent. they check for payment history as well as other credit features. they will also sometimes report to your bureaus if you make a late payment as well. all major renting or leasing agents will check, private rentals will sometimes check and sometimes not. |

They must get permission to do so, but they do have the right to refuse to rent to you if you don't allow it. Most will require a credit check. One way to get an apartment if you have bad credit is to have a cosigner with good credit that will sign the lease with you. However rent laws are different in different places and you can always move in with someone as thier sub-tenant. |
