mike d | Do realtors deal with rentals? I thought it was just buying/selling? |
Hi all, so my fiance and I are relocating and noticed most apt complexes say NO to animals, and if they allow animals they say NO to dogs greater than 30 lbs, and NO to more than 2 animals. I've noticed some real estate peoples websites have home rentals, is this a common thing? Should I start emailing and calling real estate agents? Is this real estate agent my landlord? that sounds silly, unless that's the way it is. Also, we don't want to buy because I'd be moving in 3 years after doing my medical residency. Also, if you've read this far into my qeustion, do realtors talk to eachother? Would I have to call each real estate agent in the county? Thanks in advance :o)

Real Estate Agents have been kinda backed into the rental business in some areas due to the glut of homes for sale. When sellers list and don't sell soon enough, they list as for sale/for lease. Call or email different companies in the area you are interested in. They DO communicate with each other (at least the offices within the same company). As to who your landlord is, depends. Some agents do manage the listing. Some are managed by the owner, some by an outside management company. |

Yes, they certainly do. It is probably the bigger part of their jobs, cause they don't sell houses every day. But yes, I've gotten several apts. through a real-estate agent. They even handle vacation rentals. |

Some realtors do rentals too. They wouldn't be the landlord unless they bought the property. They do talk to each other. Just call one and he/she can clear up any confusion you might have. |

Yes they certainly do (it is half their income). A Landlord owns the property, the Agent leases and (normally) manages it. The best way to get good service from an Agent is to tell him/her that you want rent now but will be purchasing in the near furture. Make sure that they know you are studying Medicine, they will probably lick your feet.
They rarely talk to each other apart from the odd conjunction(halving the commission with another agent) or at some sales course. |

Yes, try a realtor -- they do here -- in Florida. We have a LOT of people who own homes and rent them out but they live up north and want a realtor to take care of overseeing the home while they are far away. |

Some real estate offices are also management companies, they handle all the details of renting for the owners. Many areas have apartment resource guides. Check out: www.apartmentguides.com. |

yes they do deal with rentals, however there is a broker fee involved that is typically hard to swallow (im talking nyc) - usually 10%-15% of the annual rent which you have to pay up front once you find a place and sign for it. |
