As a Realtor, we work 7 days a week. We do what is convenient for you, it's your purchase. 3 days notice is best, 2 is good, 1 is OK. Sometimes the listing says "short notice OK". That means call and go if they let you go.
Call two loan companies and one bank and ask for a Good Faith Estimate to compare costs for loans. Tell them not to pull your credit report, but to use a fixed interest rate for 20% down, 6.5% interest. In that way, you can compare all three with the same rate. |

Realtors are always ready to show a house, specially in this market. If you want to see a house call the Realtor and tell them when is the best time for you. They will make an appointment with the seller. Also, remember that the asking price isn't always the selling price. You can make an offer and hopefully the sellers will counter-offer. Hopefully you can get the house for less. You may need a part time job to handle expenses. Good Luck |

A good Realtor will show you a house at almost anytime within reason or will have an assistant that can show it to you as well. They usually need a day or so notice however to notify the sellers as the sellers aren't usually present when you view their home. However, if the house is not occupied at present, 3-4 hours notice is sufficient. They make their entire income based on how many houses they sell, so they should be willing to accommodate you within reason. |

I am a realtor. Its very reasonable to call a realtor on Sunday. Realtors get paid off commission. You should be able to call a realtor anytime. Most likely , they will be very happy that you called. Im not a mortgage broker,but i will tell you for every 10,000 mortgage = 100 dollars payment. So 50,000 mortgage=500.00 payment. 100,000= 1000.00 payment. It also depends on other factors...like your interest rate, downpayment, and type of loan. This formula is usually pretty close though.. I strongly recommend getting a fixed interest rate type loan..Good luck to you!! |

Realtors only get paid when you buy the house. They will show the house whenever you want to see it. You are the customer and they should cater to your needs. |

You can usually calculate a mortgage payment to be about 10%. So it would be about $1000 a month for $100,000.
Any realtor would be happy to show you a house on Sunday. They are anxious to sell you a house and people working during the week have more time to houseshop on the weekend. So, Saturday and Sunday are their busiest days.
I don't know that you can qualify for a loan that high on $15 an hr. though, and they won't factor in your student aid.
But a good realtor will help you find out what you DO qualify for. Good luck. |

Get in touch with a local real estate agent who will work for you. Don't get in touch the listing agent of the home. They work for the seller. Agents will work for you any time you wish. Evenings, weekends and even during the day. It all depends on your schedule.
They will also point you in the right direction in getting in touch with a lender or you could search for one on your own. Try to stick with locally known lenders.
Seeing your thinking of getting out of the rental trap, that's the first big step. Getting out now can be challenging. Lenders have tightened their drawstrings on who they lend their money to. In other words, you will need good credit scores and/or good income history.
Depending on the type of loan you would try to get, you will primarily need anywhere from 2.75% to 10% or more of the sales price of the home. You will also need enough upfront cash for any inspections and other fees.
Seeing that the place is being sold "as is", you may not be able to negotiate repairs.

Sunday is a HUGE day for real estate. Your realtor is probable running all over all day between appointments and open houses. Go ahead and call. There are so many properties being shown on Sunday you will have plent of selection to draw ideas from and figure out exactly what you want. |
