Yes we sign a contract because in India laws are very bad once you give yoru house on rent its not easy to make it vacant if there is no contract. |

Depends on the landlord. Majority will have you sign a lease just so both parties are aware of their responsibilities You do realize with a month to month a landlord can raise your rent each month |

Month to month is still a lease and if you have no written contract, they can throw you out without notice. Always get everything in writing. A lease will giuve the length of notice each of you has to give. It will protect any security deposit. It will give your rights as to repairs. |

Yes a contract lease or contract should be in place stating the rent plus any restrictions on the use of the property: pets, number of people living there, guests,.... If there is a problem that ends up in court both you and the landlord should have proof of your agreement to protect yourselves.
When you rent long term and the lease expires and the rental becomes a month to month tenancy the terms of the lease automatically remain in effect in most jurisdictions |

no matter if the rental period is one month or one year, a contract must be signed. Demand a contract be drawn up so that you know what the landlord and what you are both responsible for.
As mentioned earlier, on each contract renewal, the rent amount can be reviewed and increased or decreased. Watch out for regular increases or look elsewhere for a longer lease period. |

Month to month tenancies are controlled by state law
Main thing to keep in mind is that either tenant or LL can give other 30 days advance notice to end or change tenancy
Usually MUST be 30 days in advance of date rent is due, thus any notice in May means your tenancy ends at end of June. |

A lease should be in place for a month to month tenancy, but does not have to be present. If no lease exists, then the tenancy is presumed to be month to month. It's always better to have the specific terms in writing so there is no confusion about what is expected. |
