a Realtor works for the seller of the house. you as a buyer pay ZERO. with that said, try to purchase a house w/ out a Realtor. do your homework - see what homes are going for in the area that you would like to buy in. make sure that you know what your purchasing power is. then, start writing letters, looking on sites like zillow or for sale by owner.

you mostly likely will be required to sign a contract with your Realtor stating that you must use them for a set period of time. The contract however should not cost you. The only payment due is their commission at the closing. |

Generally the Buyer does not pay a Realtor to find a home. The seller of the property is usually ( 9.5 out of 10 times) responsable for paying Realtor commissions. Although not often, sometimes Buyers' agents will charge a retainer fee to retain their services and cover upfront cost of the search like fuel. This retainer fee is usually refunded once the home is purchased. Your realtor should provide you with an agreement spelling out their responsabilities to you and vice versa during the purchasing period and their expectations of you in the rare event the seller does not pay their commission. |

Be so careful when you sign the buyer broker agreement with the realtor- because if you fall in love with a house that is not listed with the MLS and is private by owner that you found on your own- you legally can be made to pay the realtor commission. Make sure the realtor puts a clause in there stating if you find a house on your own by owner - you are not required to pay him a finders fee. The buyer broker agreement can be from 6 - 12 months. |

Realators make money by selling you a home. Their income is commission. The commission gets shared with the sellers realator and the realators company. I wouldn't call 4% or 5 % before the split of the sale price 'just' a commission though. 5% of a $250000 home is $12500. Proceeds from the sale of one house is the equivalent of a months wage for most of us. |
