kokslim | Do you always get your security deposit back when you move out of the apartment or room you rent? |
I am going to move out of my apartment end of next month. What are the other dos and don'ts I need to be aware of before I move out of my apartment? Additional Details Am I in trouble? I never have a copy of the lease agreement. Mine is a month-to-month lease. |

Make sure everything is nice and clean and there is no damage. Otherwise, they will charge you for a clean up and/or any damage. |

The security deposit is there for the owner's benefit... If the apartment has sustained major cosmetic damage due to your actions, the landlord can withold the deposit up to the amount of the damage. He can also demand additional payment if damage costs exceed the amount of the deposit.
I hope you were sharp enough to do a walk-through of the apartment when you first moved in and that you made a list of existing damages and that you and the landlord signed it. If you did, use that list to compare to any damages that exist beyond that list. The wisest thing then would be to fix them before you move and have another walk-through with the landlord as you leave and make a signed, written list to verify no further damages that you would be responsible for.
Now, if you didn't have a list to start with, I suggest you still fix any visible damages that you may be deemed to be responsible for and then do a final walk-thru. Make sure also of what things would be the landlord's responsibility and what would be yours.
A must is that you leave the apartment as clean as possible. In the military, with base housing, military families hire professional cleaning services/ repair persons to do this for them, where you can hold them responsible if they don't clean it to your's and the landlord's specs. |

They usually keep something, even if you moved out and it's the same way as you moved in. They still try to steal something from you, like $50 or $100
You need to find out before you move in, what are the move out expenses |

If there is just usual wear & tear damage then yes, you should get the deposit back. However each landlord operates differently, and I would review the rental agreement to see if there are any certain stipulations that would prevent you from getting your deposit back.
I also suggest hiring an inexpensive cleaning team to spruce the apartment up before the walk through, patch up all nail holes (or any hole for that matter), and make sure carpets are clean. That will also insure that you get your deposit back. Good luck! |

as a quick glance at these forums will show you, there are lots of shark landlords out there who'll try to return none of your security deposit under any circumstances.
follow the instructions in your lease and document everything -- you likely want a witness to the condition of the place when you leave. |

make sure everything's cleaned/fixed up as much as possible, as long as you haven't broken the terms of your lease and don't give your landlord an excuse to withold it you should get it back. Next time you move in somewhere take pictures of all the flaws in the apartment the first day so that they can't blame it on you. |

Leave your apartment the same way you found it if you want your deposit back. |

Just clean it up as good as you can. If you didn't cause any damage to the apt, including minor carpet burns and things like that, you should get your whole security deposit back. |

I just moved out of my apartment, like a week ago before my lease ended and that $1300 I put down for the security deposit is gone, well I didn't get it back. Just read your lease, you should have one. |

Not always. Have you caused any damage to the apartment? For future reference, take photos of the place when you move in so you can compare them when it is time to move out.
If you have knocked any holes, stained the carpet, scraped the counter, or what have you, you will probably not get it all back. Minimal damage and you will get all/most of it back. The more damage, the less you will see.
Are they going to have to repaint the place? Lay down new carpet? Did you have a pet? Did you ever offend your landlord?
As long as you were a good, clean tenant, then you should be fine. Just give it a good cleaning when it is time for your landlord to walk through it. Don't leave soap scum in the shower, vacuum, wipe down all the surfaces, and it never hurts to use a carpet freshener or something to get it in ship shape. Investing 20 bucks and 3 hours in cleaning can get you your big deposit back. |

No. If there is damage to the apartment such as holes in walls, damage to rug, broken something or another the landlord can take off the amount of the repair from your deposit. Hence the term "security deposit" Its not a safety net for you it is for the owner. |

 |
As long as you give proper written notice to move, do not owe any rent or utility bills, have left no damages and cleaned the place before moving, you should get it back.
Basically, fulfill your legal obligations as a tenant. |
