Lolita | Do you always have to put a 10% down payment on a house? |
My fiance and i would rather buy then rent....we are just worried about the large downpayment. Is this always necessary? |

No. We didnt put any downpayment on our house. It will depend on the lender. If you tell them this up front, they will tell you whether you can or not. We got a first time homeowner loan and it didn't require it. Shop around for a lender and get pre- approved first so you know how much house you can afford. |

If you want to avoid mortgage insurance. you should put 20% down. |

The more you place down the better you will be financially. Currently there are 8.4 months of home sales on the market. In most places the prices are going down. If you purchased a house for $250,000 with no money down there would be no safety net. Thus, in my area houses have dropped 4% this year, and you would be called.
You would have a loan for $250,000 with a house worth $240,000. The lender can, if they wish, request the $10,000 to balance the books. No $10,000 no house. They can place it into foreclosure and all would be lost including credit.
This would depend on the thinking of the lender and may not happen.
I would suggest a wait of at least one year. In this time you could be saving funds for some down payment and closing cost. This along with the possible downturn of prices would be quite a savings. |

no it is not always necessary, start out by talking to a Direct Lender or a larger bank. Let them run your credit & ask you about your income etc.
Generally if your credit scores are above 660 you can qualify for 100% financing. Maybe between a 630-660 score. Lenders have more recently been becoming more strict with their lending guidlines & credit score requirements for programs that require no down payment.
Talk to a DIRECT lender or larger bank first, as opposed to talking to a mortg. broker. Your closing costs are going to be less & your rate is going to be lower going to a lender who can "fund a loan in house". |

No. You can get a 100% mortgage, but I would imagine you'd have to have pretty clean credit. |

No, I recommend Smart Choice Mortgage. They do business in most states and are your best opportunity for someone to say yes. ADDITIONALLY, IF YOUR CREDIT IS SUSPECT, THEY SOMETIMES FRONT THE MONEY TO GET YOU INTO A CREDIT RESTORATION PROGRAM SO THAT YOU CAN QUALIFY FOR A LOAN. Check out the free evaluation form at the source website and a Smart Choice loan officer will contact you within 24 hours. Good luck. |

It totally depend on your credit score. If you have good credit (above 630) then you could qualify to buy with a 100% financing. But if you would like a lower interest rate and lower payments and have 10 % saved then you could put it down too. You need to go over all the pros and cons of different loan programs with a loan officer or realtor. Where are you looking ot buy?
I am a realtor in Southern Nevada. I can refer you to an agent if interested in your town.

Get in touch with a lender, I could give you mine if you are in California? The Lenders have lots of differnet programs to offer, it of course has to do with your credit score also.
Happy house hunting
